Access: A659, A5, A6, rail and the port in Mannheim

The location is not a single node. Road, regional rail and the port sit in different places.

• Road: To the north the A659 runs from Mannheim to Weinheim past Heddesheim. The A5 is the north-south axis towards Heidelberg and Darmstadt, the A6 the east-west axis towards Walldorf. The Daimlerstraße listing names the A5 first, and also the A6, A61, A65 and A67. The A61 is at Schifferstadt, the A67 at Viernheim and Darmstadt.
• Rail: RNV line 15 ends in Heddesheim and runs to Mannheim. For the warehouse, Heddesheim/Hirschberg station in the commercial area matters: trains towards Mannheim, Heidelberg, Weinheim, Darmstadt and Frankfurt (municipality of Heddesheim). That is not a loading track at the dock door.
• Water: No listing describes a quay in Heddesheim. The port of Mannheim is the trimodal one: 160 metres of quay, a 194-metre loading track, 12 loading doors, full trains of up to 500 metres and 24 truck ramps (port listing, 28,000 m²).

• Mannheim, Düsseldorfer Straße 6–8, 68219: 7,400 m², 7,500 pallets, of which 5,000 pallets free, and at the same time 0 m² free now. Block storage 2,500 m², order picking 1,000 m², eight ramps. Listing, 7,400 m².
• Heppenheim, Westerwaldstraße 3: Logwin, 9,000 m², an automated pallet warehouse of about 25,000 spaces, 8,300 free now, handling area 6,500 m², twelve doors, built in 2000, A5 and A67. Dangerous goods and aerosols yes, rail and waterway no. Heppenheim listing.
• Schifferstadt, Ketzerweg 1: logistics property for rent, 10,000 m², 8,161 pallets, 4,000 pallets free now, built in 2024, A61, eight ramps, pallet and narrow-aisle racking, heating. The free-space field names pallets, not square metres. Price on request. Schifferstadt listing.
• Kirchheim an der Weinstraße, A6: 49,000 m² and 36,500 pallets in the listing, 0 m² free now, 105 doors, cooling down to minus 20 degrees without square metres for the cold zone. This is not a vacant hall. Kirchheim listing.
• Kronau, Am Autobahnzubringer 8, A5: 5,000 m², 7,500 pallets, 3,000 pallets free, 0 m² free now, six ramps, order-picking area 1,000 m². Kronau listing.
• Gimbsheim: for rent, 3,500 m², of which 2,000 m² free now, outdoor storage 2,500 m², 6,000 pallets, A60, A61 and B9. Gimbsheim listing.

A normal morning: one truck from Daimlerstraße onto the A659 towards Mannheim, the next from Heppenheim onto the A5, and at the port the same day as a ship or a wagon. The trunk haul decides, not the village centre.

Three prices are often thrown into one pot. They do not belong together: hall rent, warehousing and the purchase of land. This page does not state an existing-stock rent for Heddesheim.

• Trade tax: Heddesheim 320 percent (tax-rate bylaw of 21 November 2024, Rhine-Neckar Chamber of Commerce also for 2026).
• Property tax B: 135 percent from 2025, still 300 percent in 2024. Since the reform, the lower multiplier alone does not say whether the bill falls.

• Further out in the ring: Dieburg names building materials. Rülzheim names cooled fruit and vegetables. Mannheim-Rheinau, Kronau and Kirchheim name e-commerce. Kirchheim has 0 m² free for that.

Long industry lists mean that the operator offers the service. Dieburg is the tighter case: building-materials logistics. At the port the description leads to port logistics. Dangerous goods, where the listing says so: dangerous-goods logistics. Cooled goods: cold-storage logistics.

The shift, between commuting and the commercial area

• A place to live: Heddesheim is above all a home for people who commute to Mannheim, Ludwigshafen and Heidelberg. This page does not invent a headcount for the warehouse.
• The bottleneck: truck drivers and shift leaders do not become free just because the tram runs to Mannheim.
• Access: Heddesheim/Hirschberg station sits in the commercial area. Whether the shift uses it, or arrives by car from the A659, belongs in the viewing.

• Port: renewed industrial floors, fire compartments, and the listing names ISO 9001, ISO 14001, SQAS and GDP. Whether all 28,000 m² are free in one go is settled in the enquiry. The listing says “up to”.
• No new freight village required: what is needed is the listing that matches the haul.

Heddesheim next to Mannheim, Frankfurt and Stuttgart

• Against Mannheim: the port, more exposés, the new-build peak. Heddesheim is the smaller municipality on the A659 with one large warehousing site on Daimlerstraße. Anyone who needs water and a full train drives to the port. Anyone who wants the A659 and a hall in the commercial area stays in the town.
• Against Frankfurt: the airport and, in the same Realogis survey for new builds in the first half of 2025, €8.30 against €8.20 in Mannheim. Air freight stays in Frankfurt. Darmstadt and Dieburg are the northern edge of this 50-kilometre search, not the Frankfurt interchange.
• Against Stuttgart: the A6 leads towards Heilbronn and Stuttgart, and the new-build peak there was €9.00. The Baden-Württemberg list below the local exposés reaches Stuttgart. That is not the 50-kilometre filter from Heddesheim.
• Against Rotterdam: the seaport wins from the ship. Mannheim wins when the inland vessel is already at the quay. Heddesheim wins when the goods are to be handled on the A5 or A6 and do not need water.

• Location: draw the trunk haul onto the motorway. The A659 argues for Daimlerstraße, the A5 for Heppenheim and Kronau, the A6 for Kirchheim and the southern Mannheim sites, the port only if a ship or a loading track is in the brief.
• Space: take 0 m² free now at Kirchheim, Kronau, Rülzheim and one Mannheim exposé seriously. “Available now” and “0 m²” stand next to each other there. At the port, read the “up to”.
• Cost: count rent, tax multiplier and the shift together. €8.20 is Mannheim new-build, not Daimlerstraße. Compare 320 percent with a neighbouring municipality only if the hall really stands there.
• Sector: dangerous goods to Daimlerstraße or Heppenheim, cooling with square metres to Rülzheim, building materials to Dieburg or the outdoor yard, e-commerce to Rheinau, Kronau or Kirchheim, and check the free space there. Same-day from the airport stays in Frankfurt.
