MLP Group develops third park in the Ruhr region

In addition to the projects in Gelsenkirchen-Schalke and Unna, the MLP Group is realising a further property in the Ruhr region. The new MLP Business Park is being built on a former industrial site in Castrop-Rauxel and will offer around 57,000 m² of space. With flexibly divisible units, it is designed to meet the needs of a broad mix of users and is suitable for the establishment of data centres, among other things.

The MLP Group, a developer, owner and manager of high-quality commercial, industrial and logistics parks specialising in brownfield sites, is realising a new commercial park in Castrop-Rauxel, North Rhine-Westphalia. This is being modelled on the MLP Business Park Schalke in Gelsenkirchen and will have around 57,000 m² of usable space on completion, of which around 55,000 m² is hall space and 2,000 m² is office space. Thanks to flexibly divisible units of between 1,000 m² and 10,000 m², the MLP Business Park in Castrop-Rauxel fulfils the needs of a broad mix of users. It is not only suitable for companies from the light industrial, warehousing and logistics sectors, but also offers potential for the establishment of data centres. In addition to the industrial park currently under construction in Gelsenkirchen and a fully let logistics park in Unna, this project is the MLP Group's third development in the Ruhr region. It is the developer's sixth project in Germany.

The modern and sustainable industrial park will be built on a 146,000 m² brownfield site, which will initially be revitalised in accordance with the land use plan already in preparation. The site is conveniently located just 3 km from the A2, A42, A43 and A45 motorways, which provide excellent connections to the Ruhr region and beyond. The logistics centres of Dachser, UPS, ad-Cargo and Recht Logistik as well as the distribution centres of IKEA and Hornbach are also located nearby. The property is also well connected to the city centre via a four-lane federal road 800 m away and Dortmund Airport can be reached in around 30 to 45 minutes by car.

When constructing the property, the MLP Group is aiming to achieve at least DGNB Gold Standard certification. To achieve this, the developer is implementing numerous sustainability measures. These include the installation of a photovoltaic system on the roof areas, some of which are to be greened. In addition to heat pumps as the primary heating source, solutions for efficient water and energy management are also planned.

The concept has met with a positive response from the local authorities. Jens Langensiepen, Managing Director of Wirtschaft & Marketing Castrop-Rauxel GmbH, comments as follows: "Like many cities in the Ruhr region, Castrop-Rauxel was heavily characterised by the coal and steel industry in the past. Today, companies from a wide range of sectors are settling here. However, free commercial space is becoming increasingly scarce. The revitalisation of the derelict site will now create urgently needed space for further companies to settle here. We therefore very much welcome the project and look forward to continuing to support it in close cooperation with the MLP Group."
