Panattoni realises modern bakery for Edeka Südwest
In order for baked goods to be offered fresh in the displays every day, ideal manufacturing conditions are required. Edeka Südwest will rely on a new, state-of-the-art production site for this purpose in the future. This is being implemented by Panattoni, Germany's largest developer of logistics, industrial and commercial real estate. The tailor-made build-to-own property (BTO) in Lambsheim, Palatinate, will ensure the supply of bakery counters in the region's Edeka stores.

The construction project is a premiere in several respects: It is the first collaboration between Panattoni and Edeka Südwest and at the same time the realization of a sustainable production facility, which is being implemented in this form for the first time. "With this highly specialised project, we are further expanding our expertise in the development of complex production properties," says Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria. "The close coordination with all parties involved and the tailor-made planning show how important individual solutions are for our customers."
The production site for baked goods is being built on a site area of around 59,900 m² and will be specially tailored to the requirements of the food retailer. It comprises a hall area of almost 10,000 m² as well as around 950 m² of office and social space. Thanks to its close proximity to the A61, A650 and A6 motorways, it is being built at a central transport hub that offers optimal logistical connections. In addition to the production of baked goods, 150 jobs will be created here. "This property is a strategically important step for us to align the supply of our stores with high-quality baked goods in a future-oriented way," says Klaus Fickert, CEO of Edeka Südwest.
As general contractor, Panattoni is responsible for the entire project management, from securing the property to turnkey handover.
Close cooperation for a successful premiere
Coordination with the local municipality of Lambsheim and the Verbandsgemeinde of Lambsheim-Heßheim plays a decisive role in the targeted implementation of the construction project. "Panattoni has been working closely with us since 2023 to develop this area in a prime location for meaningful commercial use," says Barbara Eisenbarth-Wahl, mayor of Lambsheim. "The settlement of the production plant of Edeka Südwest is a gain for our community - both economically and infrastructurally."
The groundbreaking ceremony is to take place soon. Commissioning is planned for the fourth quarter of 2027. The property was brokered by JLL, while Realogis successfully accompanied the acquisition of Edeka Südwest as a user and buyer.
