
Topping-out ceremony for Panattoni Park Lübeck Süd: New location with international prospects
Milestone for a central project in the up-and-coming Hanseatic Belt region in the Fehmarn Belt: Together with representatives of the city of Lübeck, tenant Dräger and other project participants, Germany's largest developer of logistics, industrial and commercial real estate Panattoni celebrated the topping-out ceremony for Panattoni Park Lübeck Süd on 11 December. The modern logistics and production site with a total area of around 46,000 m² is located in the newly developed Semiramis industrial park, one of the last large industrial areas in the Hanseatic city. The remaining available space of 6,300 m² offers prospective tenants an optimal environment for regional and international development.

Even before the planned completion in the first quarter of 2026, the majority of Panattoni Park Lübeck Süd has been let. As an anchor tenant, the globally active medical and safety technology company Dräger has secured around 84% of the space. For the company, the location is ideally suited to bundle central functions such as packaging supply and distribution close to the existing production sites. "With this new logistics property in accordance with ESG sustainability standards, we are not only focusing on modern performance, but above all on sustainable responsibility. The building shows that efficient logistics and ecological sustainability are not mutually exclusive, but mutually reinforcing," emphasizes Stephan Schick, Managing Director of Dräger Interservices GmbH.
Currently, around 6,300 m² of logistics space is still available for future tenants. With a building height of 12.20 m UKB and a classification according to water protection class III, this unit also offers a high building standard and a wide range of possible uses for companies from logistics, industry and production. "At Panattoni Park Lübeck Süd, tenants benefit not only from a first-class infrastructure, but also from the economic dynamism of the region," says Fabio Kirchgeßner, Managing Director at Panattoni Germany.
Location with a view: Bridge between Germany and Scandinavia
The choice of location is a strategic decision: not only the proximity to the Hamburg metropolitan region, the Baltic Sea ports and the A1 and A20 motorways creates ideal conditions for local business, regional networking and international connections. The Hanseatic City of Lübeck is part of the dynamic Hansebelt growth region and is expected to benefit greatly in the future from the construction of the Fehmarnbelt Tunnel, which is scheduled for completion in 2032. The direct connection to Denmark will significantly shorten transport times between Hamburg, Lübeck and Copenhagen and further strengthen Lübeck's importance for northern German logistics.
"As the largest city between the metropolises of Hamburg and Copenhagen, Lübeck is the centre of the Fehmarn Belt region of the future and, with its good geographical location, also an economic hub to the south and east. Projects such as Panattoni Park Lübeck Süd illustrate how much we will benefit from future international networking," says Lübeck's Mayor Jan Lindenau.
Sustainability, collaboration and speed as success factors
Parallel to the development work, Panattoni completed the construction in close coordination with the municipality and the business development department. Special features such as preliminary archaeological investigations, the creation of wildflower meadows and the creation of a compensation area were integrated into the planning at an early stage. Panattoni is having the project certified according to the criteria of the German Sustainable Building Council and is aiming for the DGNB Gold Certificate. Among other things, a photovoltaic system with a capacity of 4 MW, VRF technology for energy-efficient heating and the use of rainwater to flush toilets are planned.
Dirk Gerdes, Managing Director of KWL GmbH, praises the good cooperation: "Panattoni has shown how project development can succeed hand in hand with the city, business and companies: based on partnership, fast, efficient and future-oriented." KWL GmbH, a subsidiary of the Hanseatic City of Lübeck, is active as a planner and developer for Lübeck. In this project, she takes on a central role as a land seller and developer of the entire Semiramis business park.
The leasing of the remaining unit will be taken over by Jones Lang LaSalle (JLL) in the lead mandate.
