Warehouse space in Holzminden: a site in the Weser valley

Coat of arms of Holzminden, three towers and the Everstein lion
Coat of arms of Holzminden

Place: Holzminden is the district town and a mid-sized centre in southern Lower Saxony, on the eastern bank of the Upper Weser, at the north-western edge of the Solling. The municipal area covers 88.24 square kilometres, and the town centre sits at about 89 metres. On 31 December 2025 the population was 18,921, updated by the State Office for Statistics of Lower Saxony from the 2022 census. The district had 65,581 inhabitants on 31 December 2024, as published by the Hanover chamber of commerce. The town postcode is 37603.

The picture at the top of this page shows the Weser bank. Photo: Patrik Scholz, public domain via Wikimedia Commons. The coat of arms carries three stone towers, an open gate and the lion of the counts of Everstein. It was granted in 1905 and drawn from the town seal of 1535, which shows a wooden palisade. The arms do not open a dock door. They explain why the town defines itself by the river rather than by a motorway exit.

Border: Along this stretch the Weser is the state border with North Rhine-Westphalia. Höxter, with Lüchtringen and Stahle, lies on the other bank, and Corvey abbey is upstream. On the Lower Saxony side are Bevern, the Solling forests and the localities of Neuhaus im Solling, Silberborn and Mühlenberg. Allersheim belongs to the core town. A delivery round often crosses two federal states without leaving the valley.

Focus: Warehouse space in Holzminden serves the plants, local trade and the surrounding towns. It does not replace a freight village on the A2. Hanover is about 80 kilometres away on federal roads. That is a journey that can be planned, not a yard at the foot of the ramp.

Economy: flavours, heat pumps, a thin hall market

The town uses the line “city of scents and flavours”. Wilhelm Haarmann built the first vanillin factory here in 1874. Haarmann & Reimer and Dragoco became Symrise in 2003. The town cites more than 2,500 employees on the site. The second headquarters is Stiebel Eltron, domestic and system technology, heat pumps and hot water, with about 1,800 employees in Holzminden according to the town. Crafts, glass, mechanical engineering, print and retail carry the rest. The district stays rural. The chamber puts the industrial export share in its latest flyer year at 61.7 percent, after 52.4 percent in 2014.

Own warehouse, public exposé: Symrise and Stiebel Eltron move goods in their own halls. Those halls are not the exposés on LAGERflaeche.de. Anyone who wants to rent a warehouse hall finds a different stock in the public filter: smaller space in the core town, larger exposés in Lauenförde, Northeim, Adelebsen and on the Hessian and Westphalian side of the Weser. Many of these exposés come from one provider based in 37603. The square metres in the headline and the rows of the split do not always match. That is spelled out in the exposé snapshot for October 2026.

For contract logistics the town itself is not a named hub. The one operated exposé inside the 50-kilometre filter is in Bovenden on the A7. Holzminden supplies the production, the surrounding area the third-party space.

Road access: B64, B83, B497

Federal roads: Holzminden lies on the B64, the B83 and the B497. The B83 follows the Weser valley, north via Bevern, Bodenwerder and Hamelin, south via Höxter. The B64 crosses the edge of town. Symrise’s distribution hall stands directly on the B64 and close to the B83, and the logistics centre im Sieken is at the exit towards Eschershausen. The Weser bridge of 1950 was part of the B64 until 2002. Plant traffic uses the edge of town today.

Motorway: The nearest north–south axis is the A7 east of the Solling, reached via Northeim and the Leine valley. The A44 lies to the south, around Warburg, via Höxter. The A2 lies to the north, beyond Hamelin, and only thickens around Hanover. Warehouse space in Holzminden is therefore planned with a federal road and a motorway drive, not with an exit at the fence.

What the location costs: The chamber describes office and retail space in the district town as comparatively moderate because of the peripheral position. There is still no published logistics rent index for Holzminden. A budget copied from Braunschweig or Hanover misses the Weser.

Rail, river, airfield

Rail: The station is on the Langeland–Kreiensen line. NordWestBahn runs RB 84 hourly to Paderborn and every two hours to Kreiensen. Kreiensen connects the town to the north–south main line, Paderborn to eastern Westphalia. The former Holzminden–Scherfede line lost passengers in 1984 and freight in 2006. There is no container terminal and no freight village in operation in the town. Anyone who needs block trains or combined transport compares Lehrte, Hanover or another named site and can read the overview of freight villages in Germany.

Water: The Weser is a federal waterway. Freight shipping on the Upper Weser has almost ceased since 1978. Since 2009 Flotte Weser has again run passenger services; the boat “Holzminden” is in the neighbouring town’s timetable. On the Weser quay stands the grain silo of RLR Logistik, formerly Rudolph Leopold Rieke, with 45 cells. That is grain storage, not a public container quay. The harbour railway of 1904 once linked the quay to the main line. For a modern hall, the road decides.

Air: Höxter-Holzminden airfield is about 4.5 kilometres to the south-west, reached via Brenkhausen. It serves general aviation. Freight is not handled there.

Sites: town centre, Bülte, Sieken, across the Weser

Town centre: Postcode 37603 mixes offices and a few warehouse exposés. Property 10061 shows 2,000 square metres, free immediately, five truck spaces, five doors, access from one side, alarm, video and fire detectors. The pallet, block and high-bay rows contain no square metres. Property 10062 is titled as open storage of 6,400 square metres, also immediate and price on request. Next to them are office and practice suites, including property 10083 at 1,354 square metres and property 10075 at 340 square metres. Anyone looking for a hall reads the use before putting the space into a route plan.

Plant edges: Symrise works at Werk Weser on Mühlenfeldstraße and Werk Solling on Dragocostraße, with production stores, finished goods and, im Sieken, a distribution centre for self-collection and for the shuttle to the port of Hamburg. The distribution hall on the edge of town was built on a 51,000-square-metre site, with 3,200 square metres gross on the ground floor, 673 square metres of offices above and seven truck docks, with room for four more. Köster built it for Symrise, including a sprinkler tank and the structural preparation for a later high-bay. That is plant logistics, not a third-party exposé.

Stiebel Eltron: The logistics centre at the headquarters was opened in 2013. At the opening the company cited just under seven million euros of investment, almost 10,000 square metres of new storage, 13,000 pallet spaces in the new hall and, after the conversion, a finished-goods warehouse of 24,500 square metres with about 30,000 pallet spaces. At that time about 125,000 shipments and 28,500 tonnes left the site each year, with 40 to 45 trucks a day and 45 logistics employees. Those are the opening figures, not today’s vacancy.

Surroundings: Lauenförde, 37697, lies upstream in the same district. Northeim, 37154, opens the way to the A7. Adelebsen sits between them. Bad Karlshafen-Helmarshausen and Oedelsheim are in Hesse on the B83. Brakel-Siddessen, Eltenberg 4, names the B252 and the A44. The Bülte commercial area was expanded for retail from 1977. The Solling itself remains forest and housing, not a hall corridor.

Rent, contract price and land in Holzminden

Three prices get mixed up. A warehouse hall is discussed as net cold rent per square metre per month. Contract logistics is calculated per pallet, order line and handling step. A plot is a purchase price. The exposés on this page leave the field open: price on request. Energy certificates on the properties checked are marked “not available”.

LandNo logistics land price in the exposésThe exposés give the price on request. The tax rates below are tax, not the purchase price per square metre.

Local tax rates: For 2024 and 2025 the Hanover chamber shows the town of Holzminden unchanged at 370 percent trade tax, 348 percent property tax B and 340 percent property tax A. In 2025 Lauenförde is at 410 percent trade tax and 320 percent property tax B, Bevern at 411 and 340. For the larger markets: Braunschweig 450 percent trade tax and 750 percent property tax B since 2025, Göttingen 430 percent trade tax and 782 percent property tax B since 1 January 2026. A lower rate does not replace a dock or a motorway minute. It belongs in the site calculation once the building is real.

Contract logistics: one exposé on the A7, plants in the town

Property 10144 in Bovenden, Äckerfeld 1, is warehousing with operations. 4,997 square metres split into 3,000 square metres of block storage and 1,997 square metres of high-bay, plus 25 square metres of office and 35 square metres of staff rooms. Three ramps, three doors, one-sided access, level entry, side loading and rear handling, manual, alarm, sprinklers. The exposé names euro pallets, one-way pallets, mesh boxes, industrial pallets and big bags. Services: loading and unloading, picking, transport, repacking and production-related finishing. The distance of several thousand kilometres shown in the search filter does not match the address in Bovenden. The road in the exposé is the A7.

Inside Holzminden the plants run their own distribution. Symotion describes the Sieken site as the shuttle handling point for the port of Hamburg and for self-collection. In 2013 Stiebel Eltron gathered finished goods that had previously sat in several warehouses. Anyone who needs third-party picking opens the Bovenden exposé. Anyone who only needs standing space stays with the logistics properties.

Companies that shape the freight

Symrise has its group headquarters in Holzminden. Werk Weser and Werk Solling receive silo and tank goods, keep stores for production and send finished goods out. A chilled hazardous-goods store is described at Werk Solling. That is the flavour industry’s own process, not a public cold store in the filter. Stiebel Eltron builds instantaneous water heaters, heat pumps and cylinders in Holzminden and runs administration and sales from here. Further plants stand in Eschwege, Freudenberg and abroad. The RLR grain silo on the quay remains the town’s visible storage building.

The provider of many exposés in the radius is the Business Park Lauenförde group, with its address given in Holzminden. The properties themselves are in Lauenförde, Northeim, Adelebsen, Oedelsheim, Helmarshausen and the core town. Brakel-Siddessen, property 4651, is a different stock: a former furniture works in reinforced concrete, 5,400 square metres in total, 4,200 square metres free in one hall, separable areas of about 950 and 300 square metres, B252 and A44, price on request.

Labour and how a shift gets to the gate

A town of 18,921 people and a district of 65,581 are not a commuter pool like the Hanover region. Shifts for a large multi-user hall have to come from the Weser valley, from Höxter and from the spa towns. Local transport uses the Süd-Niedersachsen tariff and meets the Paderborn-Höxter network. RB 84 reaches Paderborn every hour. Buses run to Bodenwerder, Hamelin, Stadtoldendorf, Einbeck, Beverungen and Uslar. Two loops serve the core town.

The Holzminden campus of HAWK, the university of applied sciences and arts, houses the faculty of management, construction and real estate. The bachelor’s degree in construction management is taught there, with routes in building construction and civil engineering. That strengthens project knowledge on site. The campus does not train forklift drivers and pickers at the pace of a large contract logistics firm. For the shift, the housing market in the district matters as much as the university.

Holzminden next to Hanover, Göttingen and Paderborn

Hanover: about 80 kilometres on the federal road, A2 and A7, ports, a rail node and a real freight village. The new-build peak was 8.00 euros at the end of 2024. Anyone turning assortments for northern Germany goes there and can read warehouse space in Hanover.

Göttingen and the A7: beyond the Solling, with Bovenden as the contract-logistics exposé in this filter. The page warehouse space in Göttingen describes that corridor. On the way, Northeim is the first larger space market in the exposés, with headlines from 4,000 to 30,000 square metres whose split rows often stay empty.

Braunschweig: further to the north-east, with its own existing-stock rent and a port on the Mittelland Canal. The tax comparison is in the price table. The page warehouse space in Braunschweig belongs to a different freight flow.

Paderborn and Höxter: via the B64 and RB 84. That is where the A33 and the A44 and the industry of eastern Westphalia begin. Höxter is next door, under a North Rhine-Westphalian tax rate. A warehouse hall in Holzminden wins when the link into the valley and to the two plants has to be short. It loses time when every shift has to reach the A7.

What decides the choice of space

Read the rows: If the headline says high-bay and the split shows a dash, the type is a name and not yet a measured rack. Property 10144 is the opposite: block storage and high-bay are filled in with square metres.

Separate offices from halls: In 37603, practice and office suites sit in the same filter as the 2,000 square metres of property 10061. The permitted use sits above the floor plan.

Check the kilometres: Butzbach, 35510, appears in the 50-kilometre filter with a stored distance of about 48 kilometres. Geographically Butzbach is on the A45 in the Wetterau. Bovenden is shown with a distance of several thousand kilometres; the address is 37120. The road in the exposé counts, and the automatic kilometre figure counts after a look at the map.

Price form: Do not add net cold rent, a pallet rate and a land purchase. Rates of 370 and 348 percent are municipal tax, not rent.

Plant or third-party hall: Symrise and Stiebel Eltron show how storage works next to production. Third-party space pays off when a season, a refit or a customer in the Weser valley outgrows the company’s own hall.

From the city page to the exposé

As of October 2026 the Holzminden filter at 50 kilometres shows a mixed picture. In the core town, an exposé of 2,000 square metres with five doors and open storage of 6,400 square metres, plus offices. In the district and across the state border, halls and yards whose totals must not be added up, because radii and providers overlap. Two Butzbach exposés belong on the A45. The state list further down this page is Lower Saxony, not stock of the district town.

Exposés change when a lease ends or a new order arrives. This text keeps the location, the plants and the price logic, and uses the exposés as a dated snapshot. The space itself is in the exposé: door, height, energy certificate, price.

Questions on warehouse space in Holzminden

Market reports do not publish a prime rent for Holzminden. The exposés in the filter on this page give the price on request. Contract logistics is priced per pallet and handling step, and a plot is a purchase price. For comparison with other markets, end of 2024, net cold rent according to Realogis: Braunschweig 5.00 euros per square metre per month for existing stock and 6.75 euros for new build, Hanover 8.00 euros for new build. Those are not the rents of this Weser town.

The town lies on federal roads 64, 83 and 497. The A7 runs east beyond the Solling hills, the A44 to the south around Warburg, and the A2 to the north via Hamelin. Hanover is about 80 kilometres away on federal roads. The Upper Weser is a federal waterway; freight shipping there has almost ceased since 1978. Passenger boats of Flotte Weser have called again since 2009.

As of October 2026 the exposés in the 50-kilometre filter name high-bay, block storage, pallet storage, open storage and warehouse halls. In many splits the rows show dashes instead of square metres, while the headline still names a type. Property 10062 in postcode 37603 is open storage of 6,400 square metres. Property 10144 in Bovenden splits 4,997 square metres into 3,000 square metres of block storage and 1,997 square metres of high-bay.

The operated exposé in the filter is property 10144 in Bovenden on the A7, provider Quandt Logistik: manual handling, three ramps, three doors, sprinklers, picking, transport, repacking and production-related finishing. The sectors named are automotive, building materials, e-commerce, returns and packaging. Symrise and Stiebel Eltron run their own plants and their own warehouses in Holzminden. Those are not exposés on this marketplace.

Goods that leave a factory, and tours in the Weser valley and on the Höxter–Paderborn axis. Anyone who needs the A7 or a freight village in Hanover every morning should compare the driving time with a hall directly on the motorway. The exposés on this page lead to the space.
