The MLP Group, a developer, owner and manager of high-quality commercial, industrial and logistics parks specialising in brownfield sites, will soon be starting construction work on MLP Park Spreenhagen in Brandenburg. LIST Bau Bielefeld is acting as general contractor for the first time. Potential tenants will be able to move into the space from September 2025, with completion scheduled by the developer for the third quarter of 2025.

The new MLP Park is being built on an 84,386 m² site in the Brandenburg municipality of Spreenhagen. Once completed, it will have a total usable area of around 39,000 m². Of this, around 33,800 m² is hall space, 3,300 m² is office and social space and 1,900 m² is mezzanine space. The hall height is 12.20 m UKB. As a multi-user park with flexibly divisible units of between 3,500 m² and 24,500 m², MLP Park Spreenhagen is primarily aimed at companies from the production, logistics and (online) retail sectors. This makes it a useful addition to the already fully let MLP Business Park Berlin in Ludwigsfelde, which is also located in Brandenburg and focuses in particular on the light industry, retail and service sectors.

The site is located approx. 15 km from the gates of Berlin and only 10 km from the Tesla Gigafactory in Grünheide. There are good connections to Eastern Europe as well as Western and Central Europe via the A12 motorway, which links Berlin with Frankfurt (Oder) and Poland.

As part of the development, the MLP Group is aiming for certification in accordance with the DGNB gold standard. To protect the climate and the environment, the hall will have a photovoltaic system and highly efficient air-to-air heat pumps to regulate the temperature. The floor slab is WGK3-compliant (water hazard class). In addition, the sprinkler system fulfils the highest requirements according to FM Global and is suitable for storing batteries and accumulators, for example.

"We are delighted to have won the MLP Group as a client and to be able to realise this exciting project. We are particularly proud that, in addition to our expertise as a general contractor, we will also be contributing LIST Eco's expertise in the field of sustainability. LIST engineers will also be responsible for civil engineering, structural engineering and technical building services planning, so that we can support the MLP Group with the LIST Group's broad range of services," says Stephan Langer, Managing Partner of LIST Bau Bielefeld, describing the collaboration.

"Germany is a central component of our expansion strategy. It is one of the most important markets in Europe with immense growth potential. We recently successfully issued our first green bond, raising 300 million euros. A significant proportion of these funds will now be channelled into further developments in Germany. Spreenhagen is our fifth project in total on the German market, with more in the pipeline," emphasises Radosław T. Krochta, Chief Executive Officer of the MLP Group S.A.

Martin Birkert, Chief Country Officer Germany at the MLP Group, adds: "The start of construction work marks an important milestone for us in the development of MLP Park Spreenhagen. We are delighted to be able to rely on the support and extensive expertise of the LIST Group for the realisation of our second project in the Berlin-Brandenburg capital region. It is the first project that we are realising together and we are getting started right away: Construction work will start in December and we currently expect the modern multi-user park to be completed in the third quarter of 2025."
