
Catella Real Estate acquires a 31,500 m² logistics project development on the A1 motorway in Gremersdorf for the "Catella Logistik Deutschland Plus" special fund
Munich, 11.10.2023: Catella Real Estate AG (CREAG), Munich, is acquiring a 31,523 m² logistics project development in the "Unternehmenspark im Hansebelt" in Gremersdorf on the north-eastern edge of the Hamburg logistics region for the special AIF "Catella Logistik Deutschland Plus" (CLD+). The seller is Eurovia Oldenburg GmbH, a member of the E-Group.
The property in the "Hansebelt" street in Gremersdorf, which has been under construction since June 2023, will have a lettable area totalling 31,523 m², divided into three self-sufficient hall units with a total of 26,335 m² of hall space, 3,119 m² of mezzanine warehouse space, 1,282 m² of office space and a separate outdoor warehouse with 785 m². A total of 27 dock levellers will be available for access. The outdoor area of the property, which covers a total of around 62,000 m², has 36 lorry and 58 car parking spaces, 6 of which are equipped with electric charging stations, as well as covered bicycle parking spaces.

The property is being developed according to new and high technical standards and achieved a high overall score in the Catella Sustainability Monitor. A hybrid gas-electric heating system was used for the hall areas in order to minimise dependence on fossil fuels for heat generation. This is powered by the PV system and is pre-equipped for the use of hydrogen as an alternative fuel. The office and social areas are supplied by an air-heat pump with underfloor heating. The lighting in the hall and offices is provided by LED lighting technology. In addition to a sprinkler tank and two rainwater retention basins, the property has its own transformer station. Most of the outdoor areas are laid to lawn, while the property boundaries are planted with trees and shrubs.
The main tenant of the property is Delticom AG, the online market leader in the trade and distribution of tyres and complete wheels, which has leased 67% of the space on a long-term basis.
The Fehmarnbelt Tunnel, which will directly connect Germany (Puttgarden) and Denmark (Rødbyhavn), is currently under construction in the immediate vicinity of the property and will thus create an important link between Scandinavia and Central Europe and open up new delivery routes. As part of this cross-border infrastructure project, the adjoining rail and road network on both sides of the tunnel will also be expanded. The completion of the Fehmarnbelt tunnel in 2029 will significantly increase the relevance of the location once again.
Catella Real Estate AG received legal and tax advice on the purchase from DLA Piper UK LLP and technical advice from Arcadis Germany GmbH. With regard to ESG requirements, Arcadis Germany GmbH also carried out an ESG assessment and taxonomy check as well as carbon due diligence. Condor Immobilien GmbH, Mülheim, brokered the transaction.

The "Catella Logistik Deutschland Plus" fund has a target volume of around EUR 350 million and invests in sustainable warehouse and logistics properties in Germany and neighbouring countries. The investment focus is on properties in good to very good locations in established logistics regions close to transport hubs and conurbations as well as production centres. The investment strategy focuses on existing properties as well as new-build properties and special logistics halls (e.g. parcel distribution centres, delivery bases, fulfilment centres, cross docks, light industrial and industrial properties, refrigerated logistics, etc.).
