
Prologis lets speculative logistics building in Illingen before completion
Düsseldorf / Illingen, 18 December 2024 - Prologis is letting the first of two speculatively developed logistics properties at Prologis Park Illingen to the Lapp Group. The Stuttgart-based family business will take over the logistics facility, which covers around 13,000 square metres, from mid-January.

Speculative property project: first letting even before completion
At the beginning of 2024, Prologis opted for the speculative development of Prologis Park Illingen due to its strategic location near Stuttgart, one of the most important economic regions in Germany, where numerous manufacturing companies are based. "With the development in Illingen, we are strengthening the business location and creating space for modern logistics that reliably supplies companies and consumers with goods," explains Hans Seckler, Director, Capital Deployment at Prologis. "By selecting locations with great potential and developing logistics buildings of the highest quality, we can offer our customers the best conditions to optimally support their business. The successful lease agreement with the Lapp Group shows how attractive our sustainable solutions are and confirms Illingen as a future-proof logistics location."
Prologis Park Illingen comprises two properties. In addition to the now leased building DC1, Prologis will complete the DC2 building with an area of 10,500 square metres in January 2025. DC2 was built on a revitalised brownfield site, meaning that unused space can be reused sensibly and put to more sustainable use. The DC2 building is still available for rent and offers future tenants flexible, modern logistics space in a strategically favourable location. The space can be divided into two separate units, allowing it to be let to two independent tenants.
High sustainability standards
Prologis is aiming for a gold certificate from the German Sustainable Building Council (DGNB) for both buildings. As an all-electric building with heat pumps, it does not require any fossil fuels for operation. Both roof surfaces are designed so that photovoltaic systems can be installed on them in the future. The buildings also have charging infrastructure for electric vehicles to promote electromobility.
Both properties will be equipped with hybrid doors so that both lorries and vans can dock for loading and unloading.
The Stuttgart-based estate agent WFC-Immobilien advised Prologis on the conclusion of the contract with the Lapp Group.
