Prologis expands its German portfolio with five new logistics properties

Düsseldorf, March 9, 2026 – Prologis has acquired around 139,000 square meters of modern logistics space from Union Investment. The properties will be integrated into the Prologis European Logistics Partners (PELP) fund, continuing Prologis' continued investment in key European markets.

The five locations – two in Dortmund and one each in Bönen, Herne and Worms – are all located near important demand centres in the Rhine-Ruhr and Frankfurt-Rhine-Neckar regions. Both regions are among the markets with the greatest shortage of supply in Germany, with vacancy rates of around 2 to 3 percent for modern logistics facilities.

"Germany remains one of the strategically most important and at the same time one of the markets with the greatest structural shortage of modern logistics space in Europe," says Björn Thiemann, Senior Vice President, Regional Head Northern Europe at Prologis. "We are strengthening our presence where our customers need it, close to major cities and transport corridors, while deepening our long-term commitment to sustainable, conveniently located space."

The majority of the properties combine high sustainability standards with functionality. Four of them were completed between 2016 and 2021. They are DGNB Gold certified, comply with current industry standards and offer, for example, high energy efficiency, clear heights of over 12 metres and, in some cases, WGK-compatible floors. Prologis will continue to invest in energy efficiency and operational improvement measures across its portfolio to further increase efficiency and sustainability.

The properties are fully let – a clear signal of the continuing high demand for modern, peri-urban space in Germany's most important logistics regions. Four of the five facilities are used by existing Prologis customers.

"The divestment of these high-quality logistics properties is part of our strategy of continuous development of our portfolio, in which we carefully assess opportunities to maintain a focused and sustainable commitment. By selling the properties to Prologis, an experienced market player, we ensure that their existing potential is used in a knowledgeable and effective manner. This transaction enables us to strengthen our long-term strategic priorities and react flexibly to changing market conditions," says Maximilian von Medem, Investment Manager Logistics DACH at Union Investment.

This latest transaction is part of a series of acquisitions that will further expand Prologis' presence in Germany. Most recently, the logistics real estate developer acquired around 500,000 square metres of logistics space at central locations throughout Germany through several acquisitions – including a 110,970 square metre brownfield site in Pforzheim, which is to be comprehensively revitalised. In addition, Prologis announced last year that it would convert the existing 278,000 square meter brownfield site in Dortmund into a

logistics and business park. DGNB Platinum certification is being sought for the project.

"Land near major cities is rare, which supports the long-term value of modern, sustainable logistics buildings," says Björn Thiemann. "That is why we are concentrating on selected acquisitions and the redevelopment of brownfield sites, thereby making unused sites usable again and improving the stock of well-located, efficient space in Germany's most important markets."

Prologis has been active in the German market since 1999 and has expanded its presence by around 50 percent in the last five years, including this latest acquisition. Over the course of 2025, the occupancy rate of the Prologis portfolio in Germany averaged around 98 percent.
