thirteen seven gives the go-ahead for speculatively built logistics property "ELBDOX" on a former brownfield

From June 2026, the project developer thirteen seven will speculatively build a logistics property with a high degree of flexibility of use called "ELBDOX" in Wedel near Hamburg in cooperation with an investment vehicle advised by Feldberg Capital. For the project on a former brownfield site at Industriestraße 60, the Aachen-based company received the building permit from the city of Wedel in May 2026.

When completed in mid-2027, 34,200 m² GFA will be available to companies for long-term lease. Construction work on the approximately 56,000 m² site will begin at the beginning of June 2026; the general contractor Goldbeck was commissioned with the construction work.

"ELBDOX" is just as interesting for a tenant mix of small and medium-sized manufacturing companies as it is for national and international e-commerce companies and logistics companies with a higher space requirement. The modern property is designed in such a way that either up to eight units from 2,500 m² or up to three halls with 10,000 m² of logistics space can be used. Alternatively, a single user can rent the entire property.

The six units 3 to 8 with a total of 20,000 m² are designed for 24/7 use. During the construction phase, the entire property will be pre-equipped for the storage of water-polluting substances in accordance with the WGK3 standard, so that even demanding industrial applications are possible.

In addition to the space for the light production or storage and handling of goods, the property offers a total of almost 1,860 m² of office space and approx. 1,900 m² of mezzanine space.

As part of the sustainability concept, eight e-charging points will be available to users in the future. Thanks to a photovoltaic system with approx. 2,300 kWp on the roof of the property, the use of renewable energies in combination with heat pumps is possible. The property will also be built to the GEG40 standard and is aiming for DGNB Gold certification.

"With ELBDOX, we are creating flexible, high-quality and small- to large-scale usage options for different companies in the Hamburg metropolitan region," explains Mirko Eickhoff, founder and shareholder of thirteen seven. "Northern Germany is a strong region for us. After the Mittelweserpark with around 130,000 m² of logistics space, and other projects in the north, with ELBDOX we are once again relying on a location in which we believe in the long term. Industrial character, port connections, demand for space and economic dynamism fit very well with our focus on logistics and light industrial."

The name of the project "ELBDOX" is made up of the location near the Elbe and the modern logistics product "DOX" from thirteen seven. The location in the maritime medium-sized town of Wedel benefits from its location directly on the Hamburg city limits and is located in an established industrial area. This gives companies good connections to the Hamburg metropolitan region as well as short distances to major transport axes, port locations and national and international logistics routes.

The area was previously used by the former Xella aerated concrete plant until 2023 and was renovated and dismantled by the Hagedorn company in the following years.
