
Symbolic groundbreaking ceremony for ELBDOX in the Hamburg Metropolitan Region

The project developer thirteen seven and the investment vehicle Verto, advised by Feldberg Capital (Feldberg), a joint venture of Feldberg Capital and the Teacher Retirement System of Texas, celebrated the groundbreaking ceremony for the logistics property "ELBDOX" in Wedel near Hamburg on July 8, 2026. With the reactivation of the previous brownfield site, more than 34,000 m² of flexible and WGK3-capable space for tradespeople as well as e-commerce and logistics companies will be created in the short term. They will be ready for occupancy from mid-2027.
Around 60 guests were welcomed at the official start of construction, including the mayor of the city of Wedel, neighbours, real estate agents as well as employees and project participants of the commissioned general contractor Goldbeck.

"With ELBDOX, we want to set a positive impulse for Wedel as a business location and lead the property to new prosperity. For this, we have received very good support from the city of Wedel and the economic development agency as well as the district of Pinneberg. We would like to thank you very much for the quickly granted building permit, the cooperative, solution-oriented cooperation and good accessibility of those responsible," said Mirko Eickhoff, founder and shareholder of thirteen seven.
"We are already seeing broad demand today. The interest comes on the one hand from local, medium-sized companies from Wedel, some from the immediate neighbourhood, and on the other hand from users with large-scale applications that focus on the Hamburg metropolitan region. In the case of early letting, we can respond to specific requirements of future users in good time during the construction phase," Mirko Eickhoff further informed.
"The German logistics market is currently opening up attractive prospects. Very low vacancy rates and the growing demand for modern, medium-sized and flexibly usable logistics properties with areas of less than 50,000 m² continue to characterise a robust market environment," explained Stefan Schade, Director Investment at Feldberg. "The Hamburg Metropolitan Region is characterised by its versatile transport connections, its economic strength and its central role in the pan-European movement of goods."

Since June, the construction site at Industriestraße 60 has been set up by the construction company Goldbeck. Subsequently, preparatory surveying work began on the approximately 56,000 m² site as well as civil engineering work, which includes drainage and adjustment of the ground level.
In the coming months, the building will be built in a modular manner using the modular construction method. A clearly visible milestone will be reached with the start of the column installation from August 2026. According to the schedule, the end of 2026 or At the beginning of 2027, the façade was installed and the roof covered. At the same time, the interior work of completed shell construction areas will take place and the construction of the outdoor facilities will begin at the beginning of 2027.
