Starting signal for CTPark Düsseldorf: CTP develops largest brownfield project to date

CTP, Europe's largest listed owner, developer and portfolio holder of logistics and industrial property, is developing its largest project in Germany to date with CTPark Düsseldorf, North Rhine-Westphalia. It is also the company's largest revitalisation project in Europe. CTP is acquiring a site of over 830,000 square metres near Düsseldorf city centre from Vallourec, one of the world's leading manufacturers of tube systems. This is the second joint transaction - in December 2023, CTP had already acquired a 335,000 sqm site in Mülheim an der Ruhr, also in North Rhine-Westphalia, from Vallourec for revitalisation purposes. 
 
The purchase price is EUR 155 million. With a planned total investment of over 700 million euros, the developer plans to realise a modern multi-user park for a broad target group from industry and production, light industry and research and development, supplemented by accompanying office space and boarding house concepts. The user group also includes companies from the high-tech segment such as chip manufacturers. In addition, a partial sale to municipal companies, including Rheinbahn, is planned. 
 
The project is in line with CTP's strategy of developing space as resource-efficiently and sustainably as possible. To this end, the developer is primarily using brownfield sites to construct properties that meet both modern customer needs and the latest ESG requirements. Particular examples of this are projects in Mülheim an der Ruhr, Wuppertal and Bremen. For the latter, CTP was honoured with the Brownfield24 Award in the Best Brownfield Project (Logistics) category in May 2024. The construction of CTPark Düsseldorf involves the complete demolition of all existing buildings. Only individual listed buildings will be retained and integrated into the new commercial, urban development concept.

"Many new and innovative sectors are currently emerging on the German market, such as the semiconductor industry, as well as economic sectors centred around solutions for a fossil-free energy supply. In addition, property users are increasingly demanding sustainable buildings in order to fulfil their own ESG goals. It is precisely this demand for high-quality and sustainably developed industrial and logistics parks that we can meet."

The site for the realisation of the park is located in the north-east of Düsseldorf, in the Rath district, and has excellent connections to the local transport network. The A52 motorway is only 300 m away and can be reached directly from the property. The A44 and A3 motorways are also just 4 km and 9 km from the property respectively. Düsseldorf Airport is 2 km away and the city centre is 8 km away. In addition to sites in Wuppertal, Aachen, Krefeld and Mülheim an der Ruhr, this is the fifth industrial site that CTP has acquired in North Rhine-Westphalia. In 2024, the developer also secured space in the BrainergyPark in Jülich, where CTP is building a high-tech production facility of around 20,000 square metres for the Taiwanese company Quanta Computer.
 
Planning for CTPark Düsseldorf has already begun and the takeover of the space is planned for 31 December 2024. The development is scheduled for the next few years.
