Delta Development relies on RheinEnergie AG for the heating and cooling supply of the European distribution centre for Levi Strauss & Co. As part of a long-term partnership, the regionally rooted energy supplier ensures the operation and maintenance of the energy center of the site in Dorsten, North Rhine-Westphalia.
RheinEnergie – next energy solutions will take over the operation and maintenance of the energy centre of The Levi Strauss & Co. European Distribution Center in Dorsten, North Rhine-Westphalia, for twenty years from summer 2025 as part of an energy contract. The plant supplies the approximately 70,000 square metre area with heating and cooling all year round and in a CO2-neutral manner via a system of heating and cooling systems. For this purpose, more than 50 geothermal probes were inserted into the ground, each at a depth of 90 metres.
RheinEnergie is an energy supplier based in Cologne with a history of over 150 years. In the next energy solutions division, the company develops and implements sustainable and innovative energy concepts for customers in industry, commerce and the real estate sector – from individual services to highly complex integrated solutions. The focus is on long-term partnerships with companies, both in the Rhineland region and throughout Germany.
"Long-term partnerships are at the heart of successful energy projects. With Delta Development, we are not only united by the shared vision of a fossil-free future, but also by the courage to break new ground. The Dorsten project is an example of how innovative energy concepts and sustainable construction work hand in hand," says Stephan Segbers, Chief Sales Officer of RheinEnergie AG.
The fossil-free heating and cooling supply complements the holistic concept of the project, which avoids CO₂ emissions during construction and operation and achieves a positive overall balance of greenhouse gases. It was created according to the circular economy cradle-to-cradle principle and also relies on large-scale photovoltaics and a battery storage solution. In addition, the lighthouse project also defines new architectural standards in the field of logistics real estate with a striking, wave-shaped glass façade. Last but not least, the workplaces in both office and logistics areas are designed according to the WELL standard. The property is one of the six finalists of the renowned Logix Award 2025, which will be presented on October 6 at the Expo Real commercial real estate trade fair in Munich. The winner is chosen by an independent jury on behalf of the Logistics Real Estate Initiative (Logix), which presents the award every two years for outstanding logistics real estate development in Germany.
"With RheinEnergie, we have an experienced partner at our side who will ensure the smooth and efficient operation of the plant in the long term. For us, this is an important building block that is part of a sustainable building," says Edwin Meijerink, CEO at Delta Development Germany.
About Delta Development
Delta Development is a project developer and investor with a focus on sustainable logistics properties. The company is active in its home market, the Netherlands, and in Germany, with headquarters in Düsseldorf. The CEO of Delta Development Germany is Edwin Meijerink. In addition to logistics properties realized on a speculative basis and as build-to-suit solutions, Delta Development also builds office buildings and parks. Since 2003, the company has been pursuing the cradle-to-cradle philosophy, a circular economy approach that conserves resources and the climate. With The Levi Strauss & Co. European Distribution Center in Dorsten, North Rhine-Westphalia, Delta Development has implemented the first project in Germany that follows this principle and achieves a positive overall balance of greenhouse gases by aligning the construction and operation of the building with the avoidance of CO₂ emissions. Together with its customers and partners, Delta Development is working to drive the transformation to a circular economy with its properties.
