Panattoni welcomes three new tenants to Panattoni Campus Berlin Centre

Panattoni, the leading project developer for industrial and logistics properties in Europe, has let the first two units in the City Dock of its Panattoni Campus Berlin Zentrum to Hauptstadt Möblerei and Hildebrandt Veranstaltungstechnik. The space in the Panattoni Park section has now been fully let with the lease to ecotrade GmbH. The innovative campus solution will be completed and ready for occupancy in August 2023.

Hauptstadt Möblerei, a Berlin furniture shop specialising in the import, refurbishment and sale of used furniture, is moving into a total usable area of approx. 1,197 m² in the City Dock, of which around 762 m² is hall space, 219 m² is flex space and 217 m² is office space. Hildebrandt Veranstaltungstechnik, an owner-managed company from Berlin that offers full-service productions in the field of event technology, is moving into an area totalling approx. 1,164 m². This includes around 762 m² of hall space, 192 m² of flex space and 211 m² of office space. The two companies are thus moving into two of a total of 14 units in the City Dock of the new Panattoni Campus Berlin Centre. With this project in the heart of Berlin, Panattoni is developing a campus solution for the first time that combines the two asset classes of business and logistics park. Thanks to its multifunctional concept, the property is ideally suited for the settlement of a broad range of users, consisting of small and medium-sized enterprises, manufacturing companies and logistics service providers. It is expected that up to 400 new jobs will be created at the campus location.

The two tenants of City Dock Berlin Centre will move into their space within the third quarter of 2023 and comment on the new location as follows:

The innovative Panattoni Campus was built on an approx. 57,000 m² former Treuhand property, which was used as a warehouse for the chemical foreign trade in GDR times, and is located in the Alt-Hohenschönhausen district of the Berlin borough of Lichtenberg. It is only 20 minutes by car from the centre of Berlin. Future tenants will have access to 278 parking spaces on the site, 164 of which are in a multi-storey car park. The buildings were constructed in accordance with the DGNB Gold Standard and the roofs of the buildings will be equipped with a photovoltaic system so that future users can utilise renewable energy as far as possible. The campus will also be supplied with local district heating.

The Berlin-based wholesale company Midgard Naturkost & Reformwaren GmbH was the first tenant to move into its new premises in the Panattoni Park section in the first quarter of 2023. The subsidiary of BIO COMPANY, an organic supermarket chain headquartered in Berlin, is moving into 10,500 m² of warehouse space and 1,200 m² of office and social space. In April 2023, another tenant was found for the remaining space in the Panattoni Park section: ecotrade GmbH. Panattoni Park is now fully let.

ecotrade GmbH is an owner-managed trading company that was founded in Berlin in 2015 and sells numerous retail and own brands via various online channels. The e-commerce specialist is expected to move into a total usable area of around 5,700 m² in the third quarter of 2023, which will be used for the storage and handling of consumer goods such as food, drugstore items and books. Distribution channels such as Shopify, Amazon, Shop Apotheke and Otto Market will be used for sales.

David Skodawessely, Managing Director of ecotrade GmbH, comments on the lease as follows: "E-commerce is our passion. We are therefore delighted to be able to expand our capacities by renting space in the Panattoni Campus Berlin Centre at a location that enables us to deliver goods quickly thanks to its excellent connections to private transport."

Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria, says: "With the development of the Panattoni Campus Berlin Centre, we have succeeded in efficiently redensifying a site in an area with a strong commercial and industrial character. On an area of around 57,000 m², we are creating state-of-the-art commercial and logistics space in a location close to the city centre. With Hauptstadt Möblerei and Hildebrandt Veranstaltungstechnik, we now welcome the first two tenants to City Dock. We are also delighted to be able to announce the full occupancy of Panattoni Park shortly after completion with the rental of ecotrade GmbH."

The Panattoni Park section was recently completed and City Dock is scheduled to be ready for occupancy in August 2023.

Hauptstadt Möblerei and ecotrade GmbH were brokered by NIG Norddeutsche Immobilien Gesellschaft mbH. BNP Paribas Real Estate was responsible for brokering Hildebrandt Veranstaltungstechnik.
