
New logistics areas for Eltmann: Panattoni Park Unterfranken starts operations
Construction work at Panattoni Park Lower Franconia has finally been completed: The project developer Panattoni has completed the logistics and production property in Eltmann on time and has already handed over one unit to the first tenant. A further 11,180 m² of total space is still available for interested companies – conveniently located between Schweinfurt and Bamberg and with a direct connection to the A70.
With the rental unit still available in Panattoni Park Lower Franconia, Germany's largest developer of logistics, industrial and commercial real estate offers flexibly configurable space for companies. These are particularly suitable for the requirements of the production, logistics, contract logistics as well as automotive, e-commerce and retail sectors. A total of 9,850 m² of logistics space, 520 m² of office space and 810 m² of mezzanine space are still available, supplemented by 24 car and two truck parking spaces. Via the A70, Panattoni Park Unterfranken offers a fast connection to the national motorway network. The location not far from the cities of Bamberg and Würzburg ensures short distances to the economically strong centres of southern Germany. Thanks to the proximity to the port of Bamberg and Nuremberg Airport, international markets can also be served quickly and efficiently.

From brownfield to future property
Resource conservation and sustainable planning played a central role in the development of Panattoni Park Lower Franconia. For the new building, the former motorcycle test track on the fallow brownfield site was completely dismantled. The demolition material was processed directly on site and reused as a substructure. Panattoni has the property certified according to the criteria of the German Sustainable Building Council and is aiming for DGNB Platinum certification. The sustainable measures include air-to-water heat pumps for the office areas, air-to-air heat pumps for the halls and charging facilities for electric vehicles. A photovoltaic system with a capacity of around 1.62 MWp feeds electricity into the public grid. In addition, nesting boxes and an insect hotel were installed, and a meadow orchard and wildflower areas were created. In addition, there is a well-being area for employees in each of the two units. In close cooperation with the city of Eltmann, the district office of the Bavarian district of Haßberge and the licensing authorities involved, a new access road to the property was also created, among other things.

The second rental unit with a logistics area of around 9,600 m² as well as office and mezzanine space of approx. 510 m² each has already been handed over to an international company from the food industry. In the future, the company will use the site for product storage and preparation for delivery throughout Germany.
