Growing close to the city: Panattoni is building the largest city dock® to date directly at the gates of Düsseldorf

With the City Dock® Neuss, Panattoni is sending a strong signal for the return of urban commercial space to the regional economy. On the approximately 77,750 m² site, which was previously used by the US group 3M, a modern business park is being built that will bring companies close to their customers and employees. The groundbreaking ceremony officially marks the start of construction work on the largest City Dock® project to date. Directly on the outskirts of Düsseldorf, the industrial and commercial real estate developer Panattoni will offer 22 units that can be used flexibly and are available at short notice – ideal for light industrial, SMEs and start-ups.

Plenty of space for new settlements and expansion plans: around 32,600 m² of hall and flex space as well as around 6,900 m² of office space on the mezzanine will be available to future tenants. The modular City Dock® structure of flexibly divisible units between 1,200 and 2,300 m² enables a wide range of uses – from urban production processes to the storage and distribution of goods. Businesses and their employees enjoy all the advantages of the urban environment and at the same time can develop and develop spatially adapted to their individual needs. Due to its location close to the city, the area offers excellent connections to Düsseldorf, the A46 and A57 motorways and the Neuss harbour. The location is also easily accessible by car, public transport and bicycle.

In addition, there are opportunities for local recreation right on the doorstep, a special feature for the urban area and above all for a commercial location: A part of the former 85,000 m² area will be used by the city in the future, which will realize a new path and green connection there as part of the State Garden Show 2026. The start of construction of the project was preceded by a close coordination process with the city of Neuss. Together, a viable development and infrastructure concept was developed, which forms the basis for the current development. "The City Dock® Neuss is an important building block for the further economic development of our city," says Reiner Breuer, Mayor of the City of Neuss. "We are pleased that a modern, sustainable commercial concept is settling here, creating space for medium-sized companies, young companies and innovative business models."

A central element of the development is sustainable construction. Panattoni has had the City Dock® Neuss certified according to the criteria of the German Sustainable Building Council and is aiming for the DGNB Gold Certificate.

Completion of the business park is scheduled for the second quarter of 2027. Colliers is taking over the brokerage of the newly created space as lead broker.
