The Dreieich-based project developer Four Parx, which specialises in commercial and logistics space, has received approval for the construction of its project in Hildesheim, Lower Saxony. With the Four Parx Hildesheim project, the developer is realising a modern logistics and industrial property with four hall sections and areas ranging from approx. 8,700 m² to a maximum of 37,900 m². There is also approx. 2,500 m² of office space and approx. 2,500 m² of service space. This makes the new building ideally suited for a wide range of users from the production, chemicals, pharmaceuticals, e-commerce and logistics sectors, among others.
In terms of high-quality and sustainable project development, the developer is focussing on measures to increase ecological and social sustainability during construction. For example, to avoid the sealing of valuable green spaces, the Four Parx Hildesheim is being built on the reclaimed site of an old landfill. In addition, the EU taxonomy-compliant property consumes only 40% of the energy of a reference building in accordance with the German Building Energy Act (GEG). In combination with heat pumps and a photovoltaic system with 3.2 MWp, which saves around 1,000 tonnes of CO2 per year, CO2-neutral operation is therefore possible.
The property is suitable for the storage of goods in accordance with WGK 3 and has a timber-hybrid structure to increase ecological sustainability. Water-saving fittings and rainwater infiltration ensure careful use of water, while the design of the outdoor areas with flowering meadows and diverse habitats promotes biodiversity. In terms of social sustainability, Four Parx emphasises high daylight availability, healthy materials, attractive indoor and outdoor break areas and a direct public transport connection to the site. The aim is to achieve DGNB Platinum certification.
The Four Parx Hildesheim project site is located in a well-developed commercial area in the north of the city of Hildesheim, just 900 m from the A7 motorway. This means that the conurbations of Bielefeld, Braunschweig, Göttingen, Wolfsburg, the state capital Hanover and the international airport Hanover Airport (HAJ) can be reached in less than 30 minutes by car. This excellent location was central to the decision on the location and the realisation of the speculative project.
Dr Ingo Meyer, Lord Mayor of the City of Hildesheim, commented on the project as follows: "The city of Hildesheim is a sought-after location for companies and investors, not least due to its convenient location and accessibility via all modes of transport. The issue of sustainability is also playing an increasingly important role. We therefore particularly welcome the fact that the Four Parx Hildesheim project is currently under construction, which is also focussing on this factor."
"By obtaining the building permit, we have reached an important milestone in the development of the Four Parx Hildesheim project. This means that construction work on the property can now begin as planned," says Oliver Schmitt, Managing Partner at Four Parx. "We look forward to soon meeting the demand for logistics and industrial space at the central location in Hildesheim with modern and sustainable space."
Completion of Four Parx Hildesheim is scheduled for the first quarter of 2026. The capital partner is the private equity investor Taurus Investment Holdings, based in Munich and Boston.
