The Dreieich-based project developer Four Parx, which specialises in commercial and logistics space, is realising another commercial and logistics property in Dreieich near Frankfurt with Four Parx Dreieich Airport. In future, the property will offer a total usable area of 10,214 m², consisting of 8,318 m² of hall space, 1,192 m² of office space and 704 m² of mezzanine space. Eight ramps and four ground-level access gates will provide access. In addition, 29 car parking spaces are available on the outside areas. The speculatively developed areas are thus designed in particular for companies from the commercial, light industrial and logistics sectors. Completion is scheduled for the fourth quarter of 2025.
Four Parx Dreieich Airport is being built on a 14,000 m² site in the Buchschlag industrial estate in the southern part of Dreieich, 3 km from the city centre. The location is characterised in particular by its proximity to Frankfurt Airport. Terminal 3 can be reached in around 9 minutes, while the other terminals and CargoCity South are also just a few minutes' drive away.
Thanks to its excellent location in the heart of the Rhine-Main region, Frankfurt am Main and the surrounding area can be reached in no time at all. The B44 federal road and the A5 and A3 motorways are 3, 5 and 8 km away respectively. A railway station adjacent to the property provides a direct link to the conurbations of Frankfurt and Darmstadt.
In the spirit of high-quality, future-proof project development, the Four Parx Dreieich Airport project will implement measures to increase ecological, social and economic sustainability. In this way, contemporary ESG requirements are taken into account. The protection of the environment and the conservation of resources in the life cycle are at the centre of this. This is achieved through a timber supporting structure, an energy-efficient building envelope and fossil-free operation with heat pumps. The generous photovoltaic system provides tenants with green electricity produced on site. All energy consumption can be easily monitored using a smart metering system.
The focus is also on the well-being and comfort of employees and residents - easy accessibility by public transport minimises the volume of traffic and employees have attractive break and recreation areas at their disposal. The property is also designed for flexible use and can be easily adapted to individual tenant requirements. It is to be certified to at least DGNB Gold.
Martin Burlon, Mayor of Dreieich, commented on the new project as follows: "Dreieich as a business location is characterised by a combination of numerous locational advantages. Not only does a dense transport network in a central location meet the proximity to the metropolis of Frankfurt am Main. Companies also find a healthy business climate and attractive industrial estates here. We therefore very much welcome the fact that Four Parx is making further future-proof space available in the Buchschlag business park with the Dreieich Airport project."
"With Four Parx Dreieich Airport, we are realising one of the most modern commercial and logistics properties in the Rhine-Main region, one of the economically strongest and most sought-after regions in the whole of Germany," adds Oliver Schmitt, Managing Partner of Four Parx. "The proximity to Frankfurt Airport gives tenants direct access to the country's largest airport. This is ideal for use in the logistics, commercial and light industrial sectors in particular."
