
Starting signal for second project in the Cologne-Bonn growth region: Delta Development develops again in Bornheim-Sechtem

Delta Development is developing the Seidel site in Bornheim. With the revitalisation project, the company is already realising its second real estate project in the Bornheim-Sechtem industrial park: a modern logistics centre with a total usable area of around 32,500 sqm and outstanding infrastructure is being built between the metropolitan regions of Cologne and Bonn. Once again, Delta Development is developing the project according to the cradle-to-cradle principle and focuses on an effective reduction of CO₂ emissions during the construction and operation of the property. Among other things, fossil-free energy sources and wood are used as a renewable resource.
Delta Development, a project developer and investment manager with a focus on sustainable logistics properties, announces the development of a logistics property in Bornheim-Sechtem, North Rhine-Westphalia. The project is being financed by CCAP Group, an investment company based in Amsterdam, the Netherlands. For Delta Development, this is already the second project development at the site. To this end, the developer is revitalizing a site area of around 52,500 sqm and is building a modern logistics center with three halls with a total usable area of 32,520 sqm on the site of the former Seidel canning factory. In addition, there are 20 truck and 90 car parking spaces as well as a total of 28 loading ramps. Within the three independent halls, units ranging in size from 9,000 sqm to 20,000 sqm can be rented. This makes them particularly suitable for users in the logistics services sector.
The site is located in the dynamic economic and logistics region of Cologne-Bonn and has an outstanding location and infrastructure with multimodal connections. The A555 motorway can be reached in five minutes by car, the A4 in just twelve minutes. The nearest train station in Roisdorf is around 7 km away and Cologne-Bonn Airport is around 28 km away.
In the implementation of the project, Delta Development will once again attach great importance to the aspect of sustainability. The focus is on the claim to realise the property according to the cradle-to-cradle principle, which takes into account the approach of the circular economy and uses resources as sparingly as possible. The company has already implemented a cradle-to-cradle project with the Levi Strauss & Co. European Distribution Center in Dorsten, North Rhine-Westphalia, for which it was awarded the Logix Award 2025 by the Logistics Real Estate Initiative (Logix).
By reusing material and avoiding waste, CO₂ emissions are also saved and the fossil footprint is minimized. In addition, there is the use of wood as a renewable resource and measures for a CO₂-neutral energy supply in the form of a PV system. For the project, Delta Development is aiming for DGNB Platinum as the highest certification level of the German Sustainable Building Council.

The financing for the purchase of the property for Delta Development is being accompanied by the consulting firm Adelfato B.V. Corporate Finance Real Estate B.V. from Laren/Den Dolder, the Netherlands. CCAP Group was advised by Dentons Amsterdam and Frankfurt, while Delta Development was supported by LPA Law Munich. The project is expected to start at the beginning of 2026 with the demolition of the existing buildings, with completion scheduled for mid-2027.
