
City Dock Leonberg: Panattoni celebrates topping-out ceremony
Panattoni, the leading project developer for industrial and logistics properties, celebrated the completion of the shell of the City Dock Leonberg near Stuttgart, Baden-Württemberg, with a topping-out ceremony on 22 March 2023. In addition to representatives of the future user, TRUMPF SE + Co KG, the Mayor of Leonberg, Martin Georg Cohn, and representatives of the companies Goldbeck Süd and Panattoni also attended the celebrations.

TRUMPF SE + Co KG, a high-tech company from Ditzingen near Stuttgart, is moving into the new City Dock, offering its customers manufacturing solutions in the fields of machine tools, laser technology and electronics. For its two subsidiaries TRUMPF Lasersystems for Semiconductor GmbH and TRUMPF Laser- und Systemtechnik GmbH, the company is renting both buildings with four self-sufficient commercial units and an office share of around 10 per cent. In Hall 1, the new user will have around 5,700 m² of total rental space at its disposal in future, consisting of approx. 4,438 m² of hall space, 665 m² of flex space and 550 m² of office and social space. Hall 2 comprises a total rental area of around 5,500 m², which is divided into approx. 4,330 m² of hall space, 562 m² of flex space and 570 m² of office space. The building is 8 metres high. There is space for a total of 54 cars in the outdoor areas. The property was fully let to the TRUMPF Group before the old building was demolished and will serve the company as a production and warehouse site in future.
As part of the project development, Panattoni is revitalising the approximately 15,040 m² former industrial and commercial site of Sümak (Electrolux) and is completely demolishing an almost derelict shed roof hall. The site has already been the subject of numerous investigations in the past, and soil vapour and groundwater remediation measures have also been carried out and completed in various areas. The aim is to prevent wastewater seepage on the site. In the interests of sustainable and energy-efficient development, Panattoni is aiming for DGNB Gold Standard certification for the construction of the City Dock; in addition to greening the roofs of both buildings, the developer is also planning to designate some existing areas for green space utilisation.
Martin Georg Cohn, Mayor of the City of Leonberg, commented on the topping-out ceremony as follows: "The Sümak site in the Höfinger industrial estate had been unused for over 25 years and the building was falling into disrepair. We therefore welcomed the revitalisation plans of the developer Panattoni and the early full occupancy. In future, the TRUMPF Group will benefit from the excellent location of the Leonberg business centre, which is situated in one of the most dynamic regions in Europe and has a good infrastructure."
The City Dock Leonberg is only a 20-minute drive from the business location of Stuttgart and has direct access to the A8 and A81 motorways as well as an S-Bahn connection to Stuttgart. In total, it is one of twelve City Dock projects that Panattoni has been realising across Germany since 2019. In addition to the City Docks in Berlin Spandau, Falkensee and Alt-Hohenschönhausen, other projects are being realised in Kirchheim near Munich, in Hanover, the capital of Lower Saxony, and in Mannheim and Sindelfingen, both in Baden-Württemberg.

The reactivation of the Sümak site and the establishment of a high-tech company is therefore a good success. The elimination of the long-standing brownfield site creates considerable added value for the municipality and we are delighted that the TRUMPF Group is settling in our town," explains Benjamin Schweizer, Economic Development Manager for the town of Leonberg.

The project developer plans to complete the City Dock and hand it over to the tenant in mid-2023.
Property consultants Colliers Stuttgart were responsible for marketing and letting the property to TRUMPF SE + Co KG.
