Urban planning meets industrial development: Project start for Panattoni Park Schwerte

A new location for production, construction and storage solutions: From summer 2026, the logistics and industrial real estate developer Panattoni will realize Panattoni Park Schwerte as the first project of the city's new municipal industrial park in the eastern Ruhr area. In Schwerte, flexibly usable hall space with modern technical equipment as well as office and social space for administrative tasks is being built on a total rental area of around 18,500 m², perfectly tailored to the requirements of production-related companies – from production and assembly to distribution.

A generous hall area of 16,260 m² is being built on the approximately 37,600 m² site, supplemented by 880 m² of office and social space and 1,400 m² of mezzanine space. A clear height of 10 metres and spacious outdoor areas with 95 car parking spaces create optimal conditions for efficient processes and smooth operation.

The location also supports the new economic dynamics: At a strategic junction between Hagen, Dortmund and Bochum, only a few kilometres from the Westhofener Kreuz (A1/A45), companies benefit from short distances to the regional economic centres in the eastern Ruhr area.

"The project allows for a wide variety of uses, but is also suitable as a single-user property for a new company headquarters. After completion, it will be available at short notice," says Fred-Markus Bohne, Managing Partner Panattoni DACH and Nordics. "The close cooperation with the city and TWS makes it possible to realize a project that not only offers flexibly usable space, but is also optimally integrated into urban development. This shows how urban planning and industrial development can go hand in hand."

Municipal partnership for location development

Panattoni Park Schwerte is the first development project in the new municipal industrial park. The close cooperation between the city and the "TechnoPark und Wirtschaftsförderung Schwerte GmbH" (TWS) as the developer and the developer plays a central role in this. In this way, a location is growing that not only meets modern industrial requirements, but also supports urban development. Christoph Gutzeit, Managing Director of TWS, says: "Panattoni Park Schwerte is a clearly structured offer for companies looking for modern space on the threshold of the Ruhr area and Sauerland. This in turn strengthens the creation of new jobs in Schwerte in the future."

The city of Schwerte also assesses the start of the project positively: "The development of the new industrial park is an important future project for our business location," says Dimitrios Axourgos, mayor of the city of Schwerte. "We are pleased to have Panattoni as an experienced partner at our side who actively contributes to the sustainable development of the region."

Sustainability taken into account from the very beginning

In addition to functionality and flexibility, ecological aspects also play a central role in the development of the new industrial property. Among other things, fossil-free heating, a photovoltaic system and the use of rainwater for irrigation of the natural outdoor facilities are planned. A well-being area increases the quality of stay for employees.

Panattoni has the Panattoni Park Schwerte certified according to the criteria of the German Sustainable Building Council and is striving for the DGNB Gold Certificate.

Construction is scheduled to start in the second half of 2026, with completion scheduled for the third quarter of 2027.
