Without pre-letting, a new technology and business park with 48,000 m² of usable space and 7,200 m² of office and social space is being built in the up-and-coming economic region around Leibnitz in southern Styria. Once completed, it will be characterised by a high degree of third-party usability for various user groups, with Panattoni focusing in particular on the industries located in the region, such as automotive, high-tech, food and pharmaceuticals. An outdoor kiosk, a bus connection on the site and car parking spaces with natural shading and e-charging facilities will be created for the up to 400 potential future employees at Panattoni Park Graz Süd.
The new building is being constructed on a 100,000 m² site in Hasendorf in the market town of Wagna and is not only in an excellent location due to its geopolitical position in the centre of Europe, in close proximity to the growth markets in Central and Eastern Europe, but also due to its direct connection to the A9 motorway.
As part of the project development, Panattoni is focussing in particular on the aspect of sustainability and is aiming for DGNB Gold certification for the property. To this end, the developer is planning a series of measures such as the installation of a photovoltaic system and the greening of the roof surfaces and façade. In order to take account of the energy transition, a biomass power plant will be built on the site as an alternative to conventional gas heating. The project developer is also focussing on local value creation and is awarding contracts to local companies based in southern Styria as part of the construction of the approximately 60 million euro project.
Anton Lang, Deputy Governor of Styria, commented on the ground-breaking ceremony as follows: "Our clear goal is to strengthen the Styrian regions in the future and keep them worth living in. I am therefore very pleased about the realisation of this project, which is not only of great importance for the business location, but above all will also create many good jobs. Due to its importance, we as the Province of Styria have subsidised the development of the industrial estate with over six million euros. I would like to thank everyone involved for the realisation of this project."
Peter Stradner, Mayor of the market town of Wagna, adds: "We were looking for a reliable partner for the development of our commercial and industrial estate. We found one in the project developer Panattoni. The collaboration was respectful and highly professional at all times. We are now looking forward to the completion of this forward-looking technology and business park."
"Today's ground-breaking ceremony not only marks an important milestone on the way to realising Panattoni Park Graz Süd. With the start of construction work on the first Panattoni project in Austria, we have also reached the first milestone in our strategy to develop the Austrian market. We look forward to further projects in the coming years," comments Jürgen Winklbauer, Managing Director of Panattoni Austria.
The first areas in Panattoni Park Graz South are scheduled for completion at the beginning of 2024. The developer anticipates overall completion by the end of 2024.
CBRE and Schlager Immobilien are responsible for marketing the property.
