
Six finalists in the competition for the Logix Award 2025
- Expert jury evaluates 27 logistics real estate projects of the last two years in a new application procedure
- Applicants convince with high sustainability standards

Copyright: Logix. For the seventh time, the Logistics Real Estate Initiative (Logix) is presenting the Logix Award for outstanding logistics real estate projects. The award is given to developments that were completed in Germany in the period from September 2023 to August 2025 and that meet the demands of municipalities, users and investors to a particular degree. In addition, consideration is given to how the projects integrate urban, ecological and social aspects.
As part of the current competition, the jury has received a total of 27 projects, a new record number of applications. In a new, three-stage application process, a shortlist of 13 projects was first drawn up on the basis of a fixed catalogue of criteria. In an online meeting on 27 May 2025, the ten-member jury of experts headed by Prof. Dr. Christian Kille, Professor of Retail Logistics at the Technical University of Würzburg-Schweinfurt (THWS), selected six finalists for the rest of the competition. They had the opportunity to present their projects to the jury in a pitch on July 16, 2025 in Würzburg. The following six projects have been nominated as aspirants for the Logix Award 2025 (listed in alphabetical order):
- Delta Development, Levi Strauss & Co. European Distribution Center, Dorsten, user Levi Strauss & Co. together with GXO Logistics: The LEED platinum-certified property with a building area of around 70,000 m² sets new standards in sustainable logistics real estate developments. It is the first project in Germany to be developed according to the cradle-to-cradle principle. For this purpose, building materials and materials obtained in the course of the dismantling work were reused. In addition, there is the need to ensure a positive overall balance of greenhouse gases by aligning the construction and operation of the building with the avoidance of CO₂ emissions. The CO₂ balance was determined by means of a life cycle analysis (LCA). The project is also innovative in the implementation and use of geothermal energy and photovoltaics (PV) technologies to provide energy, heating and cooling from renewable sources. The rooftop PV system was joined by a 1 MW battery storage system, which ensures optimized use of renewable energy: new territory for the logistics real estate asset class. The building also sets special architectural accents with a striking wave-shaped glass façade and workplaces designed according to the WELL standard in the office and logistics sector
- Frasers Property Industrial, The Tube Düsseldorf, Düsseldorf: With this project, Frasers was the first company to implement a revitalisation with DGNB-certified demolition of the existing buildings. Here, the focus was in particular on the local recycling of approx. 70,000 tons of demolition material and 12,500 tons of raw material and the 6,000 truck transports avoided as a result. The new building with around 77,000 m² of building space was built according to high sustainability standards. These include a PV system with a capacity of 6.7 MWp including optional battery storage for a fossil-free energy supply and the goal of CO₂-neutral operation of the property. The spacious green area can be used by employees and thus takes into account the aspect of social sustainability. The hybrid space concept was deliberately chosen in this form in order to expand the user group and meet demand. This concept has proven its worth, as 70% of the space was already pre-let at the time of completion of the speculatively developed property; the owner is currently talking about full occupancy. The concept also took into account the important industrial history of the area by retaining listed existing buildings and even reletting some of them. In addition, the building was certified according to the DGNB gold standard.
- Group7, service centre and office building at Munich Airport, Oberding: The property with a building area of around 64,000 m² follows the approach of a holistic life cycle. This includes an efficient and climate-friendly energy supply. The rooftop PV system of the DGNB Gold-certified property has a capacity of 3 MWp, plus pre-equipment for an electricity storage system that is intended to achieve complete energy self-sufficiency. The green roof not only provides natural insulation, but also saves CO₂. It also provides a habitat for birds and insects. The latter also get their money's worth when it comes to settling bee colonies on the site. To promote e-mobility, 119 charging points for e-cars and e-trucks were built, and 60 covered charging stations for e-bikes were also installed
- Panattoni, International Consolidation Center ICC, Bischweier, user Mercedes-Benz, operated by Seifert Logistics: With the revitalization of the former Kronospan chipboard plant, one of the largest brownfield projects in southern Germany was completed in 2025. In the new property, 140,000 m³ of recycled material from the demolition was reused, a PV system with a capacity of 9 MWp was planned on a roof area of around 80,000 m² and air-source heat pumps were installed for a fossil-free energy and heating system. A 40,000 m² extensive green roof and façade greening contribute to the reduction of greenhouse gas emissions. Another advantage of the project is the comprehensive involvement of the municipality through dialogic citizen participation under the patronage of the state of Baden-Württemberg and a multi-stage referendum, which set the course for the construction of the ICC with 76.2%. The building is certified according to the criteria of the German Sustainable Building Council and is aiming for the DGNB Platinum certificate.
- Verdion, PremierPark Ludwigsfelde, Ludwigsfelde: The project created a modern logistics site with almost 65,000 m² of building space on a former industrial site. Outstanding aspects are an optimised traffic concept with an integrated multi-storey car park, which contributes to the reduction of land sealing and increases the efficiency of land use. A PV system with an output of 5.1 MWp, 50 charging points forcars and 160 covered bicycle parking spaces with charging facilities for e-bikes also form the basis for a fossil-free energy supply and mobility. The construction phase included complex infrastructural interventions, including the laying of existing supply lines, the construction of a separate power grid with four transformers and the challenging remediation of the brownfield site. Environmental and species protection were also taken into account: numerous trees were preserved, and new habitats for native animal species were created. DGNB Platinum certification is currently underway.
- Weleda, Weleda Cradle Campus, Schwäbisch Gmünd: Weleda AG's new central warehouse bundles sales logistics for national and international markets on a building area of around 14,000 m². The heart of the site is a high-bay warehouse for 17,160 full pallets. It consists of a hybrid construction of concrete, wood and rammed earth. The four-storey functional building combines logistical processes from goods receipt to shipping; its façade and the fourth floor are also made of wood. The administration building also follows this approach: Built in timber frame construction, it offers space for administration and social areas. In addition to the use of natural building materials, geothermal energy and PV surfaces on all building roofs also contribute to reducing the ecological footprint. The redesign of the previously agricultural monoculture area also promotes biodiversity - among other things through a cooperation with NABU, in the course of which around 120 nesting brancheswere attached. The project has already been awarded the DGNB pre-certificate in platinum.
"The projects submitted impressively show how much the requirements for sustainability in the areas of ecology and social issues have increased in the logistics real estate world. This applies not only to the aspect of revitalization, including the requirements for soil preparation and remediation of contaminated sites, but also to ambitious concepts such as the recycling of materials from dismantling or architectural and social aspects of building design. In addition, there are sophisticated energy management concepts and the use of alternative building materials. We are taking the high quality of the projects into account with the new three-stage evaluation process by the jury," comments Prof. Dr. Christian Kille.

The selection of the finalists is a good example of how the logistics real estate asset class has developed in recent years. The winner will be announced on the first day of the Expo Real in Munich, this year the date falls on October 6.
