
Prologis speculatively develops two logistics properties in Illingen
Prologis is planning to start construction on two logistics properties in Illingen near Stuttgart in the first half of 2024. Two sustainable, all-electric buildings are being built on a plot of around 45,000 square metres in a logistics and industrial area in the north of the city. The planned Distribution Center 1 (DC1) will cover around 13,000 square metres, while Distribution Center 2 (DC2) will be around 10,500 square metres in size.

"After we were granted planning permission for both buildings, we decided to develop the properties speculatively," says Björn Thiemann, Senior Vice President, Regional Head Northern Europe at Prologis. "The Illingen site, with its location near Stuttgart in the south-west of the Rhine-Neckar region, has great potential as it is primarily home to manufacturing companies. We are therefore confident that we will soon find users for the two state-of-the-art properties."
A greenfield and a brownfield site
DC1 is being built as a greenfield project on the undeveloped part of the site, which covers around 25,000 square metres. Preparatory earthworks will begin in February and construction is scheduled to start in April. Prologis is aiming for completion in December 2024.
DC2 will be developed as a brownfield project on a partial area of around 20,000 square metres. Demolition work on the old existing building will start in February. Earthworks are planned from April. Prologis will begin construction of the property with two units in June and plans to complete it in April 2025.
Fully electric and with solar power
"The buildings will be independent of fossil energy sources and will be constructed as all-electric buildings with heat pumps, solar and e-charging stations," says Hans Seckler, Director, Capital Deployment at Prologis "The roof areas are designed so that we can install photovoltaic systems on them. We are also aiming for a gold certificate from the German Sustainable Building Council." Both properties will also be equipped with hybrid gates so that both lorries and vans can dock for loading and unloading.
