Prologis converts 278,000 square metres of brownfield land into sustainable urban logistics and business park

Düsseldorf/Dortmund, 2 June 2025 – Today, Prologis announced its plans to convert a 278,000 square metre site in Dortmund into a fully electric logistics and business park designed to DGNB Platinum sustainability standards and focused on employee well-being.

The project will see Prologis create 130,000 square metres of new logistics and commercial space spread across seven buildings: four logistics warehouses and three buildings for commercial or light industrial use. The project will be implemented in three phases. Phase 1 is expected to start at the end of this year.

Initial discussions with potential customers are already underway. The project, named Dortmund DC4ward, will not only create space for new jobs, but also promote long-term economic growth in the Ruhr region. It combines three key advantages:

  • an urban location in Germany's largest logistics market with direct access to national and cross-border transport routes;
  • buildings with above-average environmental and social features that will exceed market standards in terms of sustainability; and
  • industrial development in line with overarching urban development goals through close cooperation with the city of Dortmund.

Sustainability and employee well-being

Prologis Park Dortmund DC4 is being planned with a focus on environmental sustainability and employee well-being. Prologis is aiming for DGNB Platinum certification. Well-thought-out sustainability elements make the park's buildings future-proof thanks to numerous solutions for reducing emissions. These include:

  • Comprehensive soil remediation and reuse of demolition materials: Old materials from demolition – bricks, steel and concrete – are reused on site as fill material wherever possible.
  • Low-carbon and recycled building materials
  • Highly efficient, fully electric buildings, including solar panels on roofs
  • Charging stations for cars and e-bikes
  • Central park with native, insect-friendly plants that promote local biodiversity and strengthen climate resilience.

The well-being of employees is equally important: for example, the central park will also provide recreational and sports facilities as well as space for events. The logistics halls are also designed to have significantly more daylight than conventional distribution centres.

Preserving industrial culture, advancing modern logistics

The site has a long industrial history. It was first used as a lignite mine in the 18th century and later served as a production site for various companies. Production ceased in 2022, opening the door for revitalisation.
