Panattoni Park Kaiserslautern Ost: Forward-looking development in the Rhine-Neckar region

Panattoni, the leading project developer for industrial and logistics properties in Europe, is developing Panattoni Park Kaiserslautern Ost in Göllheim, Rhineland-Palatinate. The developer is realising Panattoni Park Kaiserslautern Ost for a broad target group from the automotive, chemical, pharmaceutical, IT, e-commerce and retail sectors and without pre-letting with a total lettable area of approx. 63,000 m², spread over two properties with 7 units. These each have an area of between approx. 6,200 m² and 8,200 m². The hall area totals approx. 54,700 m², plus around 3,200 m² of office space and 5,100 m² of mezzanine space. The height of the building is 10 m UKB. The halls have 54 loading bays and 7 level access doors and are designed for a floor load of 5 tonnes/m². There will be 20 lorry parking spaces and 256 car parking spaces on the outside areas.

Panattoni Park is located in the immediate vicinity of south-west Germany, the Benelux countries and northern France. With its proximity to Kaiserslautern, Mannheim, Frankfurt and the entire Rhine-Neckar region with around 550,000 inhabitants, the property is also located on an important European logistics corridor. The A 63 and A 6 motorways can be reached in just a few minutes by car without having to drive through town, and logistics hubs such as Frankfurt Airport can also be reached in around 45 minutes by car. The second largest inland port complex in Germany, in Mannheim/Ludwigshafen, also offers excellent multimodal connections to the major European seaports.

Due to topographical unevenness, the park is being built at different levels on a site area of around 161,050 m². Between around 1962 and 2003, the northern part of the brownfield site was home to a factory for the manufacture of pyrotechnic and military products, while the southern part was pastureland. The buildings and facilities were demolished by the owner before the land was purchased. Some of the material that exceeded the reuse criteria was disposed of off-site. However, material suitable for reuse as part of the site development remained on the site.

Panattoni is focussing on sustainable construction methods for the development and is aiming for certification to at least DGNB Gold standard. A photovoltaic system will be installed and the entire building will be heated with a fossil-free heat pump system, supplemented by the installation of intelligent measuring systems. Rainwater will be used to irrigate the outdoor areas and flush the toilets, while charging stations for electric vehicles will enable low-emission mobility. Wellbeing areas are also being created for employees. The developer is planting wildflower meadows in the natural outdoor area and placing beehives to preserve biodiversity. Extensive development measures are also being carried out.

Construction of Panattoni Park Kaiserslautern East is scheduled to begin in the third quarter of 2023. Completion and handover are scheduled for the second quarter of 2025.

BNP Paribas Real Estate in Frankfurt oversaw the purchase of the property and is also responsible for marketing the space.
