Panattoni launches pioneering new-build project in Könnern

Panattoni, the leading project developer for industrial and logistics properties in Europe, announces the purchase of a plot of land in Könnern, Saxony-Anhalt. The company is planning to develop a site in the Salzland district with four modern, forward-looking commercial properties that are characterised by a high degree of flexibility and third-party usability. With approx. 159,000 m² of property space, the project represents one of the largest developments in the region.

The new Panattoni Park Halle (Saale) Nord at the "Könnern" motorway exit on the A14 is being built on a total site area of 322,406 m², divided into a plot north of the L144 with 189,790 m² and a plot south of the L144 with 132,616 m². Potential users will have four halls with 17 units at their disposal in the future, offering areas ranging from 6,000 m² to 9,600 m². The total usable area of the new building is around 159,000 m², of which approx. 142,153 m² is hall space, 7,480 m² is office space and 9,200 m² is mezzanine space. The height of the building is 10 m LCA in the northern and 12 m LCA in the southern part of the site. While the floor in the northern part can withstand a load of 5 tonnes/m², the floor in the southern part is designed to withstand a load of 7 tonnes/m². Panattoni Park will also have 136 loading gates and 17 level access gates. 38 lorry and 540 car parking spaces are planned for the outdoor areas.

With its modern spaces, Panattoni is primarily targeting companies from the automotive, warehousing, e-commerce and retail sectors. Individual requirements can still be taken into account. The location of the new building 30 km north of Halle (Saale) is characterised by its excellent location in the Magdeburg-Leipzig logistics region. The park is also very well connected to the public transport network to Halle (Saale), Leipzig and Magdeburg thanks to an adjacent railway station just 1.5 kilometres away.

Panattoni attaches great importance to the aspect of sustainability in the project development and is aiming for at least DGNB Gold Standard certification. To achieve this, the developer is planning a comprehensive package of measures in the ecological and social areas. In addition to the installation of a photovoltaic system and a smart metering system, the property will be heated by a fossil-free heat pump and rainwater will be used to flush the toilets and irrigate the outdoor areas. Well-being areas and charging facilities will be created for future employees to promote the expansion of e-mobility. Panattoni is also focussing on a nature-oriented design of the outdoor areas with a wildflower meadow and beehives.

As a town, we very much welcome the investigation of the areas for archaeological finds that has already begun, as well as the planning of further upgrading measures such as the construction of a separate roundabout, footpaths and cycle paths and the creation of lark windows as compensation areas, as they are rapidly advancing the holistic implementation of the requirements of the development plan adopted by the town council."

The construction of Panattoni Park, with an investment volume in the lower three-digit million range, is to be realised in phases. The start of construction for the first phase with Halls 3 and 4 in the southern part of the site is scheduled for autumn 2023. Completion and handover are scheduled for October 2024.

Construction work for the second phase with Halls 1 and 2 north of the L144 is scheduled to begin in spring 2024. Completion and handover of the entire park is scheduled for mid-2025.
