Panattoni develops tailor-made build-to-suit property in Garbsen

Tailor-made and fully let even before construction begins: Panattoni is building a modern build-to-suit property (BTS) in the new "Koppelknechtsdamm" industrial estate in Garbsen. The project is being developed individually for the specific requirements of the future tenant and strengthens the city of Garbsen as a business location in the greater Hanover area. It is already the third BTS property that Panattoni has built in the municipality.

The logistics area of around 12,100 m², the office and social areas of 1,670 m² and the outdoor storage area of 1,000 m² will be optimally tailored to the needs of the future long-term tenant. A clear hall height of 12.20 m and 50 car parking spaces round off the offer. In addition, the proximity to the A2 and A7 motorways, Hanover Airport and the Hanover-Lehrte freight transport centre ensures ideal connections to the location.

Focus on high sustainability standards

The project is to be built sustainably and certified according to the criteria of the German Sustainable Building Council (DGNB). Panattoni is aiming for the DGNB Gold Certificate. The environmentally friendly measures include a photovoltaic system on the roof, an air-to-water heat pump and the use of rainwater. In addition, a spacious well-being area will be created for employees to ensure a pleasant working environment.

"The settlement by Panattoni as the most active industrial developer in Europe shows how attractive Garbsen is as a business location," says Claudio Provenzano, mayor of the city of Garbsen. "The investment fits perfectly into the strategic orientation of the city and creates new jobs."

Completion of the property is scheduled for October 2026.

The tenant was brokered by BNP Paribas Real Estate.
