
Panattoni develops sustainable logistics property on brownfield in Hildesheim
Where wood has been processed for decades, a modern logistics property will soon be built: Panattoni is building the future Panattoni Park Hildesheim on a traditional industrial site in Hildesheim's "Hafen Südwest" industrial park. With the acquisition of the approximately 28,000 m² brownfield site, the developer is strengthening the business location and transferring a piece of industrial history into sustainable use.

Since the 1940s, the CH Borchard company had been based in Hildesheim. Now the area is being completely dismantled and used for a new building. "With the acquisition in Hildesheim, we are consistently continuing our brownfield strategy in the Hanover metropolitan region," emphasizes Fred-Markus Bohne, Managing Partner of Panattoni Germany and Austria. "We are creating modern, flexible logistics space at an excellently connected location and bringing a traditional site back into a sustainable use – with clear goals in terms of sustainability and third-party usability."
A new building with a total of around 16,880 m² of usable space is planned. Of this, 14,670 m² is accounted for by logistics, supplemented by 880 m² of office space and 1,330 m² of mezzanine. With a clear height of 12.20 metres, Panattoni Park Hildesheim is above the usual market standard, and the hall floors are designed for a load capacity of 7 tonnes. Both units meet the requirements of water hazard class 3. There will also be 58 car and four truck parking spaces on the site.
Ecological standards and strong location factors
The property will be built according to high ecological standards. Panattoni is striving for DGNB Gold certification and is creating the conditions for a fundamentally CO₂-neutral operation. Heat pumps, a modern rainwater system, e-charging stations with empty conduit reserves for the expansion and recreational areas that focus on the well-being of future employees are planned. In addition to its sustainable orientation, the project also impresses with its location. The A7, one of the most important north-south connections in Germany, can be reached in just seven minutes, connecting Hildesheim directly with Hanover, Hamburg and Kassel. The proximity to the Hildesheim branch canal with connection to the Mittelland Canal, a rail connection and the public transport stop "Hildesheim Steuerwald" within walking distance also underline the good accessibility.
From the very beginning, Panattoni has worked closely with the local authorities. For example, the project team is in contact with the monument protection authority and the archaeology office to clarify findings in the southern area of the property. "The revitalization of the brownfield in Hafenkopfstraße is a strong signal for Hildesheim as a business location," emphasizes Dr. Ingo Meyer, Mayor of the City of Hildesheim. "The development strengthens local value creation, uses existing infrastructure and takes into account the concerns of the environment and neighbourhood."
Construction of Panattoni Park Hildesheim is scheduled to start in the first quarter of 2026, with completion scheduled for early 2027.
