Former thyssenkrupp site revitalized: New Panattoni Park to be built in Nuremberg

A piece of industrial history is being revived: Panattoni, Germany's largest developer of logistics and industrial real estate, is launching another revitalisation project. Panattoni  Park Nuremberg will be built on the site of the former thyssenkrupp Materials Services GmbH in Nuremberg by 2027. The modern industrial and logistics property is being developed according to the highest sustainability standards and is characterised by its location close to the city centre and excellent transport links.

With the purchase of the site at Dieselstraße 55 in Nuremberg, Panattoni is continuing its series of brownfield developments. The approximately 33,000 m² site was previously used logistically and close to production and is to be put to new, sustainable use from 2026 after the planned demolition. Completion of Panattoni Park Nuremberg is scheduled for the third quarter of 2027.

Needs-based and sustainable space solution

The facility comprises around 22,200 m² of total lettable space, of which 18,990 m² is logistics space, 1,320 m² is office space and 1,890 m² is mezzanine. The building complex consists of three units with variable sizes, which can be flexibly adapted to the requirements of different industries. Potential users from the e-commerce, light industrial, last mile and logistics sectors will thus receive a needs-based space solution. A total of 63 car parking spaces will be created.

The project is aiming for at least DGNB Gold certification, including photovoltaic systems, smart metering, an air-to-water heat pump, rainwater and wastewater harvesting, and e-charging infrastructure. In addition, 9,000 m² of green roof areas, façade greening, nesting boxes and beehives contribute to the ecological quality of the site. Measures such as wellbeing areas and barrier-free facilities underline the focus on user-friendliness and employee well-being.

Attractive location in a strong economic region

Panattoni Park Nuremberg scores with its central, inner-city location and excellent transport connections: The A73 is only about 2 km away via the Nuremberg-Ost junction, and there are further connections to the A6 (10 km), A3 (15 km) and A9 (16 km). Munich International Airport can be reached in 155 km; there is also a direct connection to public transport to Nuremberg city centre. The Nuremberg metropolitan region is one of the ten strongest economic regions in Germany and is home to well-known companies such as Siemens, Adidas, Puma and Bosch.

The city of Nuremberg also supports the development. Nuremberg's Economic and Scientific Officer Dr. Andrea Heilmaier says: "The resulting flexible logistics and industrial units expand Nuremberg's space potential for future-oriented production and modern city logistics concepts. At the same time, the Dieselstraße-Hansastraße industrial park, which is home to many well-known companies and specialised service providers, is being upgraded."

The seller of the site is thyssenkrupp Materials Services GmbH. The space will remain with thyssenkrupp Schulte GmbH until June 2026 under a sale-and-lease-back agreement, after which Panattoni will begin demolition and construction of the new building.

JLL will be responsible for marketing the newly created areas.
