New Panattoni Park Bad Hersfeld Ost connects Europe's markets
Right in the heart of Europe, the logistics real estate developer Panattoni offers companies new prospects for growth and success. In the recently completed Panattoni Park Bad Hersfeld Ost in Herleshausen, Hesse, around 71,800 m² of modern logistics space is now available for new tenants. The property is optimally connected and was designed to be sustainable.

From mining to railway construction, the North Hesse region has established itself as an important business location over decades. Today, it is a hub for logistics and the mobility industry. In Herleshausen, Panattoni Park Bad Hersfeld Ost is now further strengthening its economic power: on a plot of around 165,900 m², it comprises 62,840 m² of logistics space, 2,850 m² of office space and 6,070 m² of mezzanine space. 229 car parking spaces and 36 truck parking spaces as well as a hall height of 12.20 m open up a wide range of possible uses.
Due to its direct connection to the A4 motorway and its central location in Germany, the logistics property is particularly suitable as a distribution location for companies from the e-commerce, logistics and food sectors, as almost all relevant sales markets in the country can be reached within a few truck hours. Peter Döring, Managing Director of the Werra-Meißner-Kreis Economic Development Agency, puts it in a nutshell: "As an important business location in the North Hesse region, Herleshausen not only offers companies an excellent infrastructure, but also access to qualified specialist personnel through cooperation with universities and dual study courses."
Focus on sustainability
Panattoni Park Bad Hersfeld Ost was developed under the highest sustainability criteria. The green building concept includes photovoltaic systems, rainwater collection and charging stations for electric vehicles. The natural exterior design and the integration of well-being areas make the location sustainable and attractive for employees. A good connection to public transport via a bus stop directly on the site enables sustainable mobility. Panattoni has the project certified according to the criteria of the German Sustainable Building Council and is striving for the DGNB Gold Certificate.
The property is the first for which the project developer has applied for a material passport according to Madaster's standards. This assesses the recyclability of the materials used, taking into account their origin and recyclability at the end of their useful life. For example, the concrete used by Panattoni has a high degree of recyclability, which makes it easier to reuse the materials used. In addition, the global warming potential of the building was recorded as part of a life cycle analysis (LCA). This data creates a solid foundation for future optimizations and underlines Panattoni's continuous efforts to further develop the sustainability requirements of its properties.
Local cooperation, European impact
The Panattoni Park Bad Hersfeld Ost was realised in close coordination with the municipality of Herleshausen. Panattoni took over the management of the development plan procedure on behalf of the municipality for the first time. "The cooperation with Panattoni was very constructive and characterized by mutual trust," emphasizes Carolin Gisselmann, Mayor of Herleshausen. "Together, we have managed to realize a project that not only strengthens Herleshausen as a business location, but also sets new standards in terms of sustainability and infrastructure." The municipality actively supported the project and contributed to the successful implementation of the extensive compensatory measures.
"Thanks to its central location and excellent connections, Panattoni Park Bad Hersfeld Ost is the ideal starting point for the European sales markets," says Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria. "As Europe's most active developer of logistics and industrial real estate, we are making targeted investments in such strategic regions in order to enable our clients to achieve sustainable growth beyond the country's borders."
The marketing of the space will be taken over by Colliers Frankfurt.
