NEO Logistics Impact Report 2025/2026: Launch of the second market report

With the NEO Logistics Impact Report, the Bauakademie Group publishes an annual market report that ensures transparency in the cost and energy key figures in the logistics real estate segment. The second market report since 2024 has now been launched, and companies are called upon to participate in the report with their own data and make it available for anonymised evaluation. They receive a property-related benchmark report for each property brought in.

Berlin, September 29, 2025 – The market report "NEO Logistics Impact" published by Bauakademie, an affiliated institute of the Berlin University of Applied Sciences, is entering its second round. The NEO is the official successor to the OSCAR study, which was published in cooperation with JLL until 2018. The innovative report focuses on the current cost and energy figures of logistics real estate in Germany. To this end, companies from the industry are asked to provide figures and data on operating and maintenance costs in order to define, collect and evaluate "impacts" resulting from the use of logistics halls

Operating costs have long been more than a minor matter

The anonymised data is used to create the market report, in which users, owners and their service providers receive a neutral point of view and answers. These relate to key issues relating to the operating costs of their logistics properties as well as ways to reduce greenhouse gas emissions. In addition to an overview of operating costs, the report provides a valid and comprehensive database for energy consumption and greenhouse gas emissions from logistics buildings. 

"Operating costs have long since become more than a minor matter for investors and owners as well as for users. Increased energy prices and labour costs, higher maintenance costs and stricter regulatory requirements have led to a significant increase in operating costs for logistics properties in recent years. With the NEO Impact Report, we have created an instrument that creates transparency and enables every player to take a close look at where their own logistics property stands in comparison through market comparison. On this basis, adjustments can be made that can be used to efficiently reduce costs," says Andreas Kühne, spokesman for the management of the Bauakademie Group. 

Initial evaluation yielded numerous insights for users

With the NEO Logistics Impact Report 2024/2025, Bauakademie published a comprehensive evaluation of cost and energy key figures for the logistics property asset class in Germany for the first time. The analysis was based on data from 2023, which came from 21 companies and included a total of 155 logistics halls with a gross floor area of 5.5 million square meters. With the help of a newly developed operating cost calculator, index-based projections of operating costs for 2024 and forecasts for 2025 could also be created. 

"The first NEO has achieved relevant results for all stakeholders around logistics real estate. On the one hand, it has been shown that operating costs are increasingly shifting to tenants, while certain costs, such as for insurance, have risen significantly. Enormous pent-up demand was particularly evident in the energy sector and thus in efforts to achieve greater decarbonisation. We are very curious to see whether the second market report will validate these results and what other findings will emerge," explains Kühne, emphasizing: "The more companies participate and provide information, the larger the database from the analysis of which all market players will benefit."

Expert advisory board as strategic advisor

Technical expertise in setting up the benchmark and interpreting the results is ensured by proven experts in the form of an advisory board, who represent all stages of the value chain from planning, construction, financing, leasing and use to operation.

The Advisory Board currently consists of representatives from Fabrikon, FIEGE, SICORE Real Assets, SPIE, Tattersall Lorenz and WISAG and is being expanded in a targeted manner.
