
Municipality of Kirchheim grants building permit for 52,550 m² of commercial space

In the municipality of Kirchheim in the eastern outskirts of Munich, the building permit has been granted to mark the start of an important commercial project. On a plot of around 76,500 m² at Feldkirchener Straße 15-17 in Kirchheim-Heimstetten, the company FOUR PARX is developing a modern commercial and production site with around 52,550 m² of rental space on behalf of QUINCAP Investment Partners.
The commercial property is designed as a flexibly usable location for several users. It is aimed at companies from the commercial, production, light industrial and logistics sectors that want to expand or reposition themselves in the economically strong greater Munich area.
Location with strategic relevance
Kirchheim is one of the most sought-after commercial locations in the east of Munich. The proximity to the state capital and the fast connection to the national transport network make the area particularly attractive for companies with regional and international supply chains. Stephan Keck, First Mayor of Kirchheim, classifies the project: "The new areas create prospects for various companies and secure jobs in our community in the long term. In this way, we are specifically strengthening our business location. The cooperation with FOUR PARX and QUINCAP is very constructive and cooperative – an important factor for successful development."
Modern surface structure with high flexibility
Two architecturally clearly structured building sections with variably combinable units are planned. The halls will be built with a clear height of 12 metres (UKB) and will have a high-performance delivery system as well as integrated office and service areas on several levels. The concept allows flexible adaptation to different operating requirements – from trade and production to light industrial to goods distribution, shipping and delivery.
The project will be consistently implemented in accordance with current sustainability standards. Certification according to DGNB Gold (German Sustainable Building Council) is planned. A photovoltaic system with an installed capacity of around 4.8 MW is expected to make a significant contribution to the energy supply. In addition, energy-efficient technical systems, a heat pump solution and intelligent consumption control systems are used.
Oliver Schmitt, Managing Partner of FOUR PARX GmbH, explains: "The demand for modern, ESG-compliant commercial space in the Munich area is very high due to the shortage of space. With the project in Kirchheim, we are creating an offer that is both functional and sustainable. The building permit now gives us the necessary planning security to go into implementation quickly."
The digital infrastructure also meets modern requirements: Certification according to the WiredScore standard ensures high-performance, future-proof connectivity. Johannes Siekmann, Managing Partner of QUINCAP Investment Partners GmbH & Co. KG, emphasizes: "We are making targeted investments in locations with structurally high demand and sustainable prospects. Kirchheim combines economic dynamism with excellent infrastructure. With this project, we are creating a property of long-term value that meets current and future user requirements."
With the approval that has now been granted, a future-oriented commercial location is being created in Kirchheim-Heimstetten that combines functional quality, ecological responsibility and economic perspectives.
Construction will start in April 2026 and talks are already underway with potential tenants.
