Montea, an investor and developer of logistics real estate in Belgium, the Netherlands, France and Germany, is acquiring a logistics real estate portfolio worth EUR 343 million from Weerts Logistics Parks (WLP), thereby entering the Italian market. The transaction comprises eight properties in Italy and two in Germany with a total area of around 310,000 m².
The portfolio is fully let or pre-let and has an internationally diversified tenant base. The average net initial yield is 5.7 percent, and the weighted average unexpired lease term (WALT) is 16 years.
Montea strengthens its presence in Germany
The two German properties are located in Hanover and in Schkeuditz, south of Leipzig. The Hanover property has a lettable area of 10,372 m², the Schkeuditz property 40,819 m². Only recently, Montea acquired a logistics property of around 23,000 m² in Cargo City Süd at Frankfurt Airport.

“With the properties in Hanover and Leipzig, we are significantly strengthening our position in Germany. Together with the recently announced transaction near Frankfurt Airport, we have doubled our portfolio at key logistics locations in Germany from three to six. Germany remains a core market for us, and we are continuing with conviction to build a strong, future-proof platform there,” says Jo De Wolf, CEO of Montea.

Market entry in Italy
With the acquisition, Italy becomes Montea's fifth core market. The Italian market is characterised by a high occupancy rate, continued rental growth, limited supply of space and strong demand from occupiers. With the new properties, the company is strengthening its presence along the Rhine-Alpine corridor. Furthermore, the exclusive development partnership with WLP until 2030 provides access to local expertise and development capabilities. It supports Montea's goal of at least doubling its Italian portfolio.
Transaction increases growth capacity
The transaction is financed through the issue of new Montea shares to WLP. The issue price is EUR 82.97 per share, 1.3 percent above the most recently reported EPRA net tangible assets (EPRA NTA) of EUR 81.92 per share. The new shares will be entitled to dividends from the 2027 financial year. Upon completion of the transaction, WLP will hold ten percent of Montea and will thus participate in the company's further development over the long term.
Completion is subject to the approval of the extraordinary general meeting on 3 December 2026 and is expected on or around 15 December 2026. Montea confirms its forecast of annual growth in EPRA earnings per share of seven percent for 2026 and 2027.
