
MLP Group welcomes first tenant in the Schalke Business Park
Winit Germany GmbH is the first user to settle in the newly emerging MLP Business Park Schalke. The company, which specialises in warehousing services, has secured 36,300 m² of modern space in the multi-user business park with the option of future expansion. The handover is planned for the first quarter of 2026.

The MLP Group, a developer, owner and manager of high-quality commercial, industrial and logistics parks specialising in brownfield sites, welcomes the first tenant to MLP Business Park Schalke. The new user is Winit Germany GmbH, a subsidiary of Winit (Shanghai) Information Technology Co., Ltd., which was founded in Shanghai in 2012.
Winit is a global logistics company with a focus on international e-commerce fulfillment. The company operates fulfillment centers in China, Europe, North America and Australia and offers online retailers a complete end-to-end supply chain process – from goods receipt and storage to picking, packaging and delivery to returns management. Thanks to modern IT systems, automation technologies and a global network, Winit shortens delivery times, increases the processing speed of orders and thus optimizes costs for online retailers worldwide. Winit Germany GmbH, based in Bremen, has been active in the German market for over 12 years.
In the MLP Business Park Schalke, Winit Germany is moving into three units with a total usable area of 36,300 m², which will be used in the future as a value-added service area as well as for office and technical operations in addition to storage and order picking. The new spaces have been designed for a comprehensive integration of automation and robotics as well as for processes with high operational intensity. Early access is scheduled for the end of 2025, with the full handover of the space taking place in the first quarter of 2026.

Sustainable business park in the heart of the Ruhr area
The MLP Business Park Schalke is being built on the approximately 120,000 m² site of the former Thyssen wire plant in Gelsenkirchen, North Rhine-Westphalia. After completion, it will comprise five buildings with a total lettable area of 72,000 m². The units can be flexibly divided from approx. 500 m² and are equipped with a WGK 3 film (water hazard class), thus offering flexible solutions for different user requirements. Attractively designed office and social rooms as well as green outdoor areas create recreation and meeting zones for employees. Two-storey office and administration buildings also allow for a wide range of usage options. Located in the centre of the Ruhr area, the multi-user business park also has excellent transport links to the A42 and A44 motorways.
The MLP Group is developing the property in line with its sustainability strategy. The concept provides for efficient use of resources, pre-installation for photovoltaic systems, modern heating and ventilation technology and intelligent LED lighting systems. The hall structure also enables seamless integration of warehouse automation and robotics. Certification according to the DGNB Gold Standard (German Sustainable Building Council) is being sought for all buildings.
