MLP Group plans second city logistics property in Vienna

The MLP Group is accelerating its growth in Europe and further expanding its Austrian portfolio with a second project in the capital Vienna. By acquiring a plot of land in close proximity to Vienna's main railway station — one of the city's most important transport hubs — the developer is strengthening its presence in one of Europe's growing city logistics markets.

The MLP Group, a developer, owner and manager of high-quality commercial, industrial and logistics parks specializing in brownfield sites, has successfully acquired another site in the Austrian capital Vienna. The property with an area of 5,879 m² is located in Vienna's 11th district, in a centrally connected location and within walking distance of Vienna's main train station. Thanks to its good transport connections, it is suitable for both last-mile logistics and commercial uses with a local catchment area.

The new property will be built on a brownfield, with demolition of the existing buildings planned for the end of Q2/2026. At the same time, the MLP Group is pushing ahead with the building permit process. Completion of the new wind farm is scheduled for Q4/2027.

On the newly acquired site, the MLP Group is planning to build a modern business park that is geared to the specific requirements of the Viennese market. With this project, the developer is responding to the growing demand from small and medium-sized companies for flexible small spaces of approx. 300 to 1,000 m², which have so far only been available to a limited extent in Vienna.

Together with the already completed MLP Business Park Vienna, this will create a strong, coordinated range of modern urban commercial space in the federal capital. The new park will be built according to high quality and sustainability standards, including solutions to increase energy efficiency and reduce the environmental footprint.

"In Vienna, we are observing an increasing demand for modern, small-scale space in urban locations. Local companies in particular are looking for flexible usage options in locations close to the city centre – our new project is geared precisely to these requirements," comments Peter Falb, Chief Country Officer Austria at the MLP Group.
