MLP Group expands portfolio with first location in the Hamburg metropolitan region

 

With the purchase of a 68,000 m² brownfield in Geesthacht, Schleswig-Holstein, the MLP Group has secured its first plot of land in the Hamburg metropolitan region and is thus consistently pushing ahead with its expansion in Germany. A new multi-user park is to be built on the industrial wasteland in the "Grüner Jäger" industrial park, which will offer around 36,500 m² of usable space in the future. Completion is scheduled for the third quarter of 2028.

The MLP Group, a developer, owner and manager of high-quality commercial, industrial and logistics parks specializing in brownfield sites, has acquired a brownfield of around 68,000 m² in Geesthacht, Schleswig-Holstein. This opens up its first location in the Hamburg metropolitan region and at the same time strengthens its presence in northern Germany. The MLP Group is planning to develop a new multi-user park on the site in the "Grüner Jäger" industrial park, and demolition work will take place at the end of this year.

The new MLP Hamburg East is being built on a speculative basis and, after completion, will have a total usable area of around 36,500 m², of which approx. 31,000 m² will be hall, 2,300 m² office space and 3,200 m² mezzanine space. Thanks to flexibly designed units, it is geared to the requirements of a broad user mix of production, storage and distribution. Due to its proximity to the Bundesstraße 5 and the A25 motorway, the location has excellent connections to the Hanseatic city. Other transport connections such as the B404 towards Lüneburg, the B207 towards Mölln/Ratzeburg and the A24 towards Berlin make MLP Hamburg East a strategically located starting point for activities in the entire northern German market.

For the construction of the property, the MLP Group is striving for certification according to the DGNB Gold Standard. In the sense of a sustainable and resource-saving development, the developer envisages, among other things, heating by means of heat pumps. Other components of the sustainable development concept are the installation of a photovoltaic system with the possibility of using its own electricity, rainwater infiltration on the property and a high level of third-party usability. The storage areas are implemented in accordance with AwSV requirements (Ordinance on Installations for the Handling of Water-Polluting Substances) and are suitable for the storage of batteries and goods of water hazard class WGK 3.

The industrial wasteland is being revitalised on the basis of a comprehensive redevelopment concept for the construction of a modern commercial and logistics park. In this way, we are creating new areas for the settlement of companies and at the same time making a contribution to resource-saving site development. The project is being implemented in close coordination with the city of Geesthacht and is an important milestone in our further expansion in northern Germany."

Construction is scheduled to start in the third quarter of 2027, with completion scheduled for the third quarter of 2028. The property was purchased by a private party, with the real estate services company Savills acting as an advisor.
