MLP Business Park Munich: MLP Group develops project with two-storey utilisation concept for the first time

The MLP Group is expanding its portfolio of modern logistics and commercial space and, with the MLP Business Park Munich at the Neufahrn site near Freising, is realizing a multi-user park with a two-storey usage concept for the first time. The almost 42,800 m² property is also the developer's first project in southern Germany. Construction is scheduled to start at the end of 2026.

The MLP Group, a developer, owner and manager of high-quality commercial, industrial and logistics parks specialising in brownfield sites, is building a property for the first time in Neufahrn near Freising, Bavaria, which envisages a two-storey utilisation concept. The MLP Business Park Munich is being built on a speculative basis and will have a total usable area of approx. 42,800 m² after completion. Of this, around 34,000 m² is hall, 4,100 m² mezzanine and 4,700 m² office space. While the space on the ground floor is geared to the needs of companies in the areas of value-added services, warehousing and production, the space on the upper floor is suitable for a broad mix of users consisting of technology and pharmaceutical companies, production companies, start-ups, but also small and medium-sized enterprises (SMEs). The delivery area on the ground floor is designed for trucks, the hall areas on the upper floor can be accessed directly by cars as well as trucks up to 7.5 t.

With the new multi-user park, the MLP Group is developing its first project in Bavaria. The property is being built on a plot of around 44,500 m² in Neufahrn near Freising and impresses with its excellent location. In the immediate vicinity of the A92 motorway, the location offers a fast connection to the economic area of Munich, which is around 20 km to the south. Munich Airport, 5 km away, can also be reached in less than 10 minutes by car. In addition, an S-Bahn connection is planned in the immediate vicinity, which will further strengthen the quality of the location in the long term.

Dipl. Ing. Michael Schöfer, Head of the Building Department of the municipality of Neufahrn near Freising, comments on the project as follows: "The MLP Business Park Munich project is the result of good and cooperative coordination between all parties involved. Despite challenging framework conditions – especially with regard to urban design, land utilization and ‑efficiency, drainage, traffic and planting – viable solutions could be developed. We welcome the development, as it makes an important contribution to alleviating the existing shortage of space and at the same time shows how sustainable projects can be realized through constructive cooperation."

In the construction of the park, the MLP Group is striving for certification in accordance with the DGNB Gold Standard. To this end, the developer is implementing numerous sustainability measures. These include the installation of a photovoltaic system that offers tenants the opportunity to use their own electricity, roof and façade greening, a high proportion of daylight and fossil-free heating using heat pumps. The storage areas on the ground floor are realised in accordance with AwSV requirements (Ordinance on Installations for the Handling of Water-Polluting Substances) and are suitable for the storage of goods of water hazard class WGK 3. The project also includes a publicly usable multi-storey car park with green façades and charging stations for electric vehicles.

At the end of February 2026, the MLP Group received the final resolution of the Articles of Association, which paves the way for the construction of the MLP Business Park Munich. Construction is scheduled to start at the end of 2026. The property was brokered by the real estate agent Manfred Jenschke in cooperation with Immolox.
