The MLP Group, a developer, owner and manager of high-quality commercial, industrial and logistics parks specializing in brownfield sites, announces the public announcement of the resolution of the statutes of the project-related development plan for the MLP Business Park Idstein by the university town of Idstein. The resolution on the statutes was passed by the city's city council on September 18, 2025. At the same time, the developer has submitted the corresponding building application for the realization of the multi-user-capable business park. With the MLP Business Park Idstein, the company is revitalizing the approximately 40,700 m² former Polytec Plastics site in Idstein, Hesse, which was used as a production site for plastics processor Polytec until 2020. The area is located about 30 km northwest of Frankfurt in the Rhine-Main metropolitan region and impresses with its excellent infrastructure. The A3 motorway, which can be reached directly, provides a good connection to the Netherlands and via Austria to Southern and Eastern Europe. In addition, several public transport stops are within walking distance.
In total, the MLP Group envisages the creation of a usable area of 19,500 m², divided into two new halls. Of this, around 16,500 m² is logistics and service space, approx. 1,500 m² is warehouse mezzanine space and around 1,700 m² is office and social space, which can be expanded to up to 3,200 m². A third, approx. 4,100 m² hall in the south of the property is to be renovated, with the aim of converting the areas into a craftsmen's park. With this project, the developer is addressing a broad mix of users with a focus on the light industrial sector with warehouse and service areas as well as small and medium-sized enterprises (SMEs).
The MLP Group implements comprehensive measures to protect the climate and the environment. In addition to an energy-efficient building envelope, these include intelligent energy control as well as the installation of e-charging stations and fossil-free heating of the halls. In addition, the mezzanine roof area will be greened and a photovoltaic system will be installed on the other roof surfaces. Social sustainability and the aspect of well-being are also taken into account through the use of natural lighting and the creation of comfortable workspaces. The concept is complemented by covered outdoor areas and bicycle parking spaces. The MLP Group is aiming for certification according to the DGNB gold standard for the development.
The encroachment on nature and landscape caused by the development will also be compensated for by the renaturation of an old quarry in the Idstein-Heftrich district under nature conservation law.
"We are pleased that the development of the new business park on the former Polytec site has taken another step forward. The revitalisation project will provide the city and the business location of Idstein with high-quality land that will further strengthen regional industry. We particularly welcome the focus on sustainable development in order to protect the climate and the environment and increase the well-being of our employees. In the competition for talent and junior staff, this is a central factor for the region. We would like to thank the MLP Group for the very good cooperation," says Mayor Christian Herfurth.
The start of the building construction work is scheduled for the second quarter of 2026. Early access is expected to be possible from the first quarter of 2027, with completion of the project scheduled for the second quarter of 2027.
Martin Birkert, Chief Country Officer Germany at the MLP Group, says: "The announcement of the resolution on the statutes and the submission of the building application mark two important steps in the realization of our business park in Idstein. Here we want to develop a modern new location for growing companies and develop space as resource-saving and sustainable as possible. As a developer specializing in brownfields, we benefit from our many years of experience and know-how in dealing with brownfields. Our thanks go to the city of Idstein for the cooperative partnership."
