Logix Award goes to Delta Development 

 

  • Award for the first logistics property in Germany to be built according to the cradle-to-cradle philosophy

The Levi Strauss & Co. European Distribution Center of the project developer Delta Development is the winner of the Logix Award 2025. The jury was particularly impressed by the sustainable combination of circular economy and CO2 neutrality. The award ceremony took place on October 6 as part of Expo Real in Munich. For this year's competition, the jury received a total of 27 projects, a new record of applications, which underlines the high level of interest in the award.

The Initiative Logistikimmobilien (Logix) presents the Logix Award 2025 to Delta Development for the Levi Strauss & Co. European Distribution Center in Dorsten, North Rhine-Westphalia. The award was presented on the evening of 6 October, in a festive setting at the Expo Real real estate trade fair. With the award, Logix honors real estate developments that meet the demands of municipalities, users and investors to a special degree. In addition, consideration is given to how the projects integrate urban, ecological and social aspects. Of a total of 27 projects that reached the expert jury in 2025, six finalists were nominated in a three-stage application process. 

Cradle-to-cradle and climate neutrality are crucial

 The winning project is the first logistics real estate development in Germany to be developed according to the cradle-to-cradle philosophy. For this purpose, building materials and materials obtained in the course of dismantling work were reused.  By avoiding CO₂ emissions during construction and operation, Delta Development ensures a positive overall greenhouse gas balance over the entire life cycle of the property.  The assessment was carried out by means of a life cycle analysis (LCA) and was recently confirmed by the international research and consulting institute EPEA.  The LEED Platinum-certified property covers a building area of around 73,000 m² and was completed in October 2023.

 A key role in the climate neutrality of the property is the implementation and use of geothermal energy and photovoltaics (PV) to provide energy, heating and cooling from fossil-free sources. These include a PV system with a capacity of 3.45 MWp in a PV system with a 1 MW battery storage system, which in this combination are also new territory in the logistics real estate industry. In addition, there are workplaces designed according to WELL Platinum with social sustainability in mind and an architecturally attractive design of the building's exterior.

Finalists: High standards in climate and environmental protection

 Despite the outstanding role of the winning project, the projects of all finalists in this year's competition were dominated by climate and environmental protection. The focus was on resource-saving construction and the use of fossil-free energy sources for a CO2-neutral electricity and heat supply. The aspect of social sustainability was also taken into account in the workplace design on both the logistics and office spaces. In addition, the protection of biodiversity was taken into account. 

The finalist projects were:  

  • Frasers Property Industrial, The Tube, Düsseldorf: With this project, Frasers was the first company to implement a revitalisation with DGNB Gold-certified demolition of the existing buildings. Here, the focus was in particular on the local recycling of approx. 70,000 tons of demolition material and 12,500 tons of raw material and the 6,000 truck transports avoided as a result. The new building with around 77,000 m² of building space was built according to high sustainability standards. These include a PV system with a capacity of 6.7 MWp including optional battery storage for a fossil-free energy supply and the goal of CO2-neutral operation of the property. The new spaces are DGNB Platinum certified.

 

  • Group7, service centre and office building at Munich Airport, Oberding: The property with a building area of around 64,000 m² follows the approach of a holistic life cycle. This includes, among other things, an efficient and climate-friendly energy supply. The rooftop PV system of the DGNB Gold-certified property has a capacity of 3 MWp, plus pre-equipment for an electricity storage system that is intended to achieve complete energy self-sufficiency. The green roof not only provides natural insulation, but also saves CO2.

 

  • Panattoni, International Consolidation Center ICC, Bischweier, user Mercedes-Benz, operated by Seifert Logistics: With the revitalization of the former Kronospan chipboard plant, one of the largest brownfield projects in southern Germany was completed in 2025. In the new property, which has been awarded DGNB platinum, 140,000 m3 of recycled material from the demolition was reused, a PV system with a capacity of 9 MWp was planned on a roof area of around 80,000 m² and air-source heat pumps were installed for a fossil-free energy and heating system. A 40,000 m² extensive green roof and façade greening contribute to the reduction of greenhouse gas emissions.

 

  • Verdion, PremierPark, Ludwigsfelde: The project created a modern, DGNB-Platinum-certified logistics site with almost 65,000 m² of building space on a former industrial site. Outstanding aspects are an optimised traffic concept with an integrated multi-storey car park, which contributes to the reduction of land sealing and increases the efficiency of land use. A PV system with an output of 5.1 MWp, 50 charging points forcars and 160 covered bicycle parking spaces with charging facilities for e-bikes also form the basis for a fossil-free energy supply and mobility. Environmental and species protection were also taken into account.

 

  • Weleda, Weleda Cradle Campus, Schwäbisch Gmünd: Weleda AG's new DGNB platinum-certified central warehouse bundles sales logistics for national and international markets on around 14,000 m² of building space. The heart of the site is a high-bay warehouse for 17,160 full pallets. It consists of a hybrid construction of concrete, wood and rammed earth. The four-storey functional building combines logistical processes from goods receipt to shipping; its façade and the fourth floor are also made of wood. The administration building also follows this approach: Built in timber frame construction, it offers space for administration and social areas. In addition to the use of natural building materials, geothermal energy and PV surfaces on all building roofs also contribute to reducing the ecological footprint.

 

"This year's competition was all about effective and innovative measures to make logistics properties fit for the future in terms of sustainability. The winning project impressively illustrates the measures that are already possible today to not only reduce CO2 emissions, but to bring them to zero. In conjunction with the cradle-to-cradle principle, the Levi Strauss & Co. European Distribution Center is far ahead of its time and can therefore be described as a beacon for logistics real estate," says Prof. Dr. Christian Kille, chairman of the Logix Award jury and Professor of Retail Logistics at the Technical University of Würzburg-Schweinfurt (THWS).

In 2025, the application process took place for the first time in a three-stage process, in which a shortlist was first drawn up on the basis of a fixed catalogue of criteria. In an online meeting, the ten-member jury of experts selected the finalist projects for the rest of the competition. They had the opportunity to present their projects to the jury in a pitch on site.
