
Logivest brokers around 13,000 square meters of Gabler Group in Lübeck's city harbor

The holistic logistics real estate consultant Logivest has successfully brokered around 13,000 square meters of hall and office space in Lübeck, Schleswig-Holstein, to Gabler Group AG on a long-term basis. Founded in 1962, Gabler Group, headquartered in Lübeck, Germany, is an established developer and manufacturer of mission-critical subsea technologies, generating the majority of its net sales from defense and defense-related solutions. In connection with the successful IPO in March of this year, the decision was made to relocate the headquarters and lease the new L4HL building project of around 10,000 square metres of hall space and around 3,000 square metres of office space.
The approximately 70,000 square metre industrial site at Glashüttenweg 33-35 has belonged to the IM4 Log Group since the end of 2024. As a holistic logistics real estate consultant, Logivest is commissioned with planning and project management as well as with the exclusive marketing of the property.
The new building will be built on the site of a former hall complex that is no longer usable. In the course of the revitalisation, a new sustainable logistics and commercial facility with around 35,000 square metres of hall space is being built on the site. The new halls of the facility have a height of twelve meters lower edge truss (UKB), a floor load capacity of five tons and at least one ramp door per 1,000 square meters. In addition, the total of five units between around 4,700 square metres and around 9,600 square metres meet the current requirements for technology and ESG criteria, including PV systems and heat pumps. A smaller hall on the adjacent property makes it possible to expand the multi-user park to seven units.
Thanks to the sustainable concept of Logivest Projektmanagement GmbH, individual rental solutions can be implemented in the property. For the Gabler Group, the concept was tailored to the needs of the Gabler Group together with METROPLAN Holding GmbH and an efficient use of the rental space was made possible. The Gabler Group will use its new production and logistics site for the manufacture of exit device systems with associated control systems for submarines, among other things.

The city and the location on Glashüttenweg offer all the prerequisites for lasting economic success. Concrete, advanced negotiations with other interested parties are already underway," says Frank Zabel, Managing Director of IM4 Log Lübeck GmbH, explaining his decision for the location.
The property is located directly on the Trave River near the old town and has excellent connections: the A1 motorway is less than five kilometres away and the B57 just under two kilometres away, while Lübeck Airport can be reached in around 20 minutes by car. There is also a direct connection to public transport with a bus stop within walking distance and Lübeck train station a little more than five kilometres away. Truck parking spaces and car parking spaces including e-charging stations are also available.
The handover and occupation of the area is expected to take place in the first quarter of 2028.
