Groundbreaking ceremony for REPA: Panattoni develops spare parts logistics hub in Unterschleissheim

Anyone who ensures that the right spare part is always available at the right time in Europe's commercial kitchens needs a location that is exactly right. In the north of Munich, a turnkey build-to-suit property is therefore being built for REPA, the European market leader in the distribution of spare parts and accessories for catering equipment. The logistics and industrial real estate developer Panattoni has now celebrated the official groundbreaking ceremony together with the company and representatives of the city of Unterschleissheim.

The new building built by Panattoni will form the backbone of a state-of-the-art fulfillment location that combines logistics and officeareas. Thebuildingprovides for a high proportion of offices as well as sufficient space forfuturegrowth; at the start, REPA will move from its previous location in Bergkirchen with around 250 employees – in the long term, the area offers potential forup to 600 jobs. The property, with a total rental areaof approx. 32,600 m2, divided into around 25,200 m² of  storage spaceand 7,350 m² of office, technical and social space, will be barrier-free and supplemented by a canteen and other social rooms. For logistics, two mezzanine levels, 12.20 m UKB and the use of an AutoStore system are planned, which, together with further automation and process optimizations, creates the basis for faster and more reliable order handling.

"The groundbreaking ceremony marks the beginning of the realisation of a property, which we are developing in an intensive coordination process with REPA. The build to suit approach gives us the flexibility to react directly to specific requirements and changes, thus creating a solution that is perfectly tailored to future work and logistics processes," says Fred-Markus Bohne, Managing Partner Panattoni DACH and Nordics.

Growth potential on sustainably revitalized space

The new location offers an excellent infrastructural location with direct connections to the A92 and A9 motorways, Munich International Airport and the entire greater Munich area. In this way, REPA is creating the basis for the next stage of development of its Europe-wide spare parts logistics. Alexander Wiegand, CEO of REPA, emphasizes the strategic importance: "The location in Unterschleissheim offers us ideal conditions to further modernize our processes and secure our service promise in the long term. At the same time, a contemporary, attractive working environment is created for our teams, which supports our growth course in the best possible way."

The approximately 53,300 m2 site, which is owned by Global Gate Capital, represents a rare brownfield revitalization in the Munich market due to its size. The site was originally home to a C&A warehouse from the 1970s, which was last used for beverage logistics. The complete dismantling included the demolition of the old buildings and the complete unsealing of the outdoor areas. Panattoni attaches great importance to preserving the existing tree population of more than 230 large trees as far as possible. The company is having the project certified according to the criteria of the German Sustainable Building Council and is aiming for the DGNB Gold Certificate. The planned sustainability measures include a photovoltaic system with an annual output of approx. 3,035 MWh, a green roof of around 2,700 m2, charging infrastructure for e-mobility, geothermal district heating, nesting boxes and an insect hotel.

For Christoph Böck, First Mayor of the city of Unterschleissheim, the project is an important impulse: "The upgrading of this area is a great gain for our city. The high-quality settlement and the revitalisation of a long-used industrial site show how we can develop areas in the urban area in a sustainable and quality-oriented manner."

Completion and handover of the property is scheduled for March 2027. The property was brokered by the company Immolox. BNP Paribas Real Estate established contact with REPA.
