On April 24, 2026, the Dreieich-based project developer FOUR PARX, which specializes in commercial and logistics space, celebrated the start of construction work for a new commercial and production site in the municipality of Kirchheim in the eastern outskirts of Munich together with QUINCAP Investment Partners. In addition to representatives of both companies and the general contractor BREMER, Stephan Keck, First Mayor of Kirchheim, and other members of the municipality also took part in the event.

A commercial property with around 52,550 m² of rental space is being built on a plot of around 76,500 m² at Feldkirchener Straße 15-17 in Kirchheim-Heimstetten. This is aimed at attracting several users from the commercial, production, light industrial and logistics sectors. Completion is expected in the second quarter of 2027.

Stephan Keck, First Mayor of Kirchheim, commented on the groundbreaking ceremony as follows: "With the new commercial and production site, FOUR PARX and QUINCAP are not only creating additional space for companies that want to expand or reposition themselves in the economically strong greater Munich area. The project also strengthens the economic development of our municipality. It is particularly pleasing that innovation and sustainability are consistently thought of together here. On behalf of the municipality of Kirchheim, I would like to thank all those involved for the good cooperation and wish the project a successful and smooth construction phase."

Focus on flexibly usable space

In the future, the Munich-Kirchheim industrial park will comprise two halls with variably combinable units and a clear height of 12 metres (UKB). These are complemented by integrated office and service areas that extend over several levels. This allows the concept to be flexibly adapted to different operating requirements – from trade and production to light industrial to goods distribution, shipping and delivery.

The property will be built in accordance with current sustainability standards, with the aim of DGNB Gold certification. A photovoltaic system with an output of around 4.8 MW is expected to make a significant contribution to the energy supply. In addition, energy-efficient technical systems, a heat pump solution and intelligent consumption control systems are used. Last but not least, certification according to the WiredScore standard ensures high-performance and future-proof connectivity.

Oliver Schmitt, Managing Partner of FOUR PARX GmbH, explained: "With the groundbreaking ceremony, we have reached an important milestone in the development of this special project. Kirchheim is one of the most sought-after business locations in the east of Munich and we are pleased to be able to further strengthen the quality of the location in the long term with the Munich-Kirchheim industrial park and to provide a modern, high-performance infrastructure that meets the requirements of tomorrow."

Johannes Siekmann, Managing Partner of QUINCAP Investment Partners GmbH & Co. KG, added: "For us, the focus is on the sustainable development of the location. We see this project as a long-term opportunity to combine economic stability with forward-looking standards in the areas of energy efficiency and digital infrastructure. It is crucial for us that a location is created here that is convincing today and in the future."
