From industrial wasteland to future area: Construction of Panattoni Park Hagen started

With the symbolic ground-breaking ceremony, the logistics real estate developer Panattoni gave the go-ahead for the development of Panattoni Park Hagen in the presence of representatives of the city and the Hagen Economic Development Agency. A modern and highly flexible logistics property is being built on the brownfield of around 77,700 m². The area looks back on more than 100 years of industrial history: For more than a century, cladding for coke and steel blast furnaces was made here from dolomite rock.

The new Panattoni Park Hagen is bringing the area to sustainable use. The planning envisages a modern logistics and industrial area of around 35,000 m², supplemented by 2,000 m² of office and social space and 2,700 m² of warehouse mezzanine. A total of 128 car and 12 truck parking spaces will be created. With a hall height of 12.20 m and a flexible design, the property is suitable for different usage requirements in the areas of trade, production or logistics. The area is located in the Herbeck district of Hagen, in the immediate vicinity of the A45/A46 motorway junction and the A1. This ensures short distances to the Ruhr area, the Bergisches Land and the Sauerland. Dortmund is 20 km away, Wuppertal 40 km. The optimal transport connections are also supplemented by a bus stop located directly in front of the property.

Comprehensive rehabilitation and sustainable development

Panattoni is working intensively on the project with the city of Hagen as well as the environmental and building authorities. Due to heavy soil contamination and large differences in height on the site, comprehensive contaminated site remediation and soil filling measures were necessary. A large part of the mineral building materials have been recycled and are reused. Thanks to a landscape-appropriate façade colour and regionally autochthonous planting, the property blends in well with its surroundings. In addition, the disclosure and renaturation of the Ölmühlenbach increases the attractiveness of the outdoor areas. In addition, the access road for the adjacent development area will be sustainably redesigned in close coordination with the city.

Panattoni has the project certified according to the criteria of the German Sustainable Building Council and is aiming for the DGNB Gold Certificate. The equipment includes photovoltaic systems on the roof surfaces, fossil-free heating, the use of rainwater, smart metering, a wellbeing area as well as nesting boxes and wildflower areas on the site.

Where dolomite was once produced for over a century, a modern and sustainably planned location for the economy of tomorrow is now being created together with Panattoni," says Hagen's Lord Mayor Dennis Rehbein.

Completion is scheduled for the fourth quarter of 2026.

The companies BNP Paribas Real Estate and Realogis have been mandated to market Panattoni Park Hagen.
