FOUR PARX develops trimodal port location in Hamburg-Harburg – HIH Invest and Urban Partners take over as investors

The project developer FOUR PARX, which specialises in commercial and logistics space, is developing a modern logistics, industrial and commercial location with direct port connections in Hamburg-Harburg. The investor in the project is a joint venture of HIH Invest Real Estate and Urban Partners. The project development includes the revitalization of a brownfield site of around 117,000 m² in the southern Hamburg port area.

The project comprises a total of around 77,000 m² of rental space. Of the approximately 64,000 m² of warehouse space, more than 50% has already been leased on a long-term basis.

Currently, around 31,400 m² of hall space is still available. The areas can be flexibly divided from around 6,500 m² and are particularly suitable for logistics, handling, production and other port-related uses.

The site offers trimodal connections by road, rail and water. In addition to its own rail connection, the area has direct access to water and a transhipment platform for seagoing and inland vessels. The A7 motorway can be reached within about eleven minutes and ensures a fast connection to the supra-regional economic centres of Germany and Europe. FOUR PARX GmbH is one of the most attractive development locations for modern port, industrial and logistics uses.

The development follows a consistently sustainable approach. Among other things, fossil-free technical systems, heat pumps, energy-efficient LED lighting, smart metering systems and photovoltaic systems for generating renewable energy directly at the site are planned. In addition, a modern charging and mobility infrastructure for users and employees is being created. In addition, the project is being developed according to the criteria of the DGNB (German Sustainable Building Council). The aim is certification according to the Gold Standard.

The development is taking place on a former factory site of Olenex Edible Oils GmbH. With the revitalization of the brownfield area, FOUR PARX is creating urgently needed modern logistics, industrial and commercial space in one of the most demanded port regions in Europe.

The sale of the former Olenex site was accompanied by Cushman & Wakefield. More than 50% of the hall space was leased by Realogis. The transaction was legally advised by press release FOUR PARX GmbH Ashurst and Heuking Frankfurt.
