Four Parx: Development of the innovative business park in Dreieich is progressing

Project developer Four Parx, Dreieich, which specialises in innovative commercial real estate, has reported progress in the development of its innovative production and logistics site in the Dreieichenhain industrial estate. Since construction work began in November 2022, both the shell and the building envelope, including the façade, roof, skylight domes, windows, loading bays and external doors, have been completed. Inside, the hall floor has also been laid with underfloor heating and a utility room has been installed. Car parking spaces have also been created on the outside areas.

Next steps in sight

The next steps planned are the construction of concrete carriageway surfaces at the end of June 2023 and, from the beginning of August 2023, the implementation of asphalt work and the reduced interior work. The interior work includes the complete fit-out of the halls with mezzanine areas, stairwells, the installation of wet rooms on the upper floor, reduced drywall construction and the installation of both passenger lifts.

In addition, Four Parx is already in advanced talks with potential tenants for the property. Commissioning after tenant fit-outs is planned for August 2024.

Revitalisation project with benefits for the municipality

The project developer is realising the modern business park together with the investment and asset manager AEW on a 14,000 m² site. Due to soil contamination, Four Parx was confronted with a complex revitalisation of the site, which has already been carried out in consultation with experts and authorities. The pollutant levels have been significantly reduced as a result and the completion of the remediation work is already foreseeable.

Melanie Großmann, Head of Economic Development and City Marketing at the City of Dreieich, and Mayor Martin Burlon visited the site a few days ago to see how the project is progressing and were very impressed with what has already been achieved.

Melanie Großmann says: "We welcome the great progress that the project is making. Its high-quality design and planned utilisation clearly enhance our business park. It also creates new space that is in particularly high demand in the Rhine-Main region for the commercial and logistics sector."

Mayor Martin Burlon adds: "We are delighted to have a strong player in our city in Four Parx, which has redeveloped the contaminated site and enabled its subsequent commercial use. This will now create new business opportunities and jobs. Overall, future users will benefit from an attractive economic structure and a high quality of life in Dreieich."

Focus on sustainable development

In terms of sustainable development, the developer is aiming to have the property certified in accordance with the high-quality gold standard of the German Sustainable Building Council (DGNB). Four Parx is implementing extensive measures to achieve this: Heat pumps and underfloor heating, which also covers the hall areas, have been installed. In addition, the roof of the building is pre-equipped for a photovoltaic system with an output of 600 kWp and is to be used by future tenants to generate energy with low CO2 emissions.

With the realisation of the GG Rhein Main business park in Groß-Gerau, for example, the project developer implemented one of the largest conversion projects in the Rhine-Main region. In Hamburg, Four Parx developed the two-storey commercial and logistics property "Mach2" directly at the Port of Hamburg, a beacon project for the logistics property sector, for which the developer was awarded the B24 Brownfield Award special prize for innovative concepts.
