FOUR PARX and Taurus announce start of construction in Hildesheim

 

  • Sustainable logistics and industrial property with a total lettable area of around 42,500 m² is being built
  • Flexibly configurable hall areas from approx. 8,500 m² already on the market

The project developer FOUR PARX, which specialises in commercial and logistics space, and the private equity investor Taurus Investment Holdings are starting construction of a sustainable and ESG-compliant logistics and industrial property with a total lettable area of around 42,500 m². The property is being built on a 68,000 m² site in the north of the city of Hildesheim, directly on the A7 motorway. It has four hall sections with flexibly configurable areas from approx. 8,500 m² and a total of around 38,000 m² of hall space. In addition, there will be around 950 m² of office space and around 3,900 m² of service space. The property is designed to meet the requirements of various user groups and is particularly suitable for logistics, production, chemicals, pharmaceuticals, e-commerce, trade and defence technology, among others.

In the spirit of high-quality and sustainable project development, FOUR PARX is also implementing extensive measures to increase ecological and social sustainability in this project. The property is being built on a former industrial site, which has been reprocessed for its new use. This means that no valuable green spaces have to be sealed for the new building.

In addition, the property will be developed in accordance with modern ESG and EU taxonomy standards. Among other things, energy-efficient building technology, heat pumps, e-charging infrastructure and a photovoltaic system with 3.2 MWp are planned. The site's sustainable energy supply can save around 1,056 tons of CO2 annually. In addition, water-saving fittings, precipitation infiltration and naturally designed outdoor areas with flowering meadows and biodiversity-promoting measures are planned. For social sustainability, FOUR PARX attaches particular importance to high daylight availability, healthy materials and attractive lounge and break areas for employees. Certification according to DGNB is being sought. The property is also suitable for the storage of goods according to WGK 3.

The location offers potential users numerous advantages. Hildesheim is an established industrial and logistics location that is developing dynamically. The established industrial and commercial area in the north of Hildesheim is conveniently located in terms of transport. The immediate proximity to the A7 ensures efficient transport connections along one of the most important European north-south axes. The ongoing modernisation of the A7 motorway and the expansion of the Hildesheim junction will further strengthen the quality of the location in the long term.

The optimal accessibility of the Hanover metropolitan region and central economic areas in northern and central Germany by road is supplemented by multimodal connections by rail and the port of Hildesheim. In addition, the site is located in the immediate vicinity of the Hildesheim airfield. The conurbations of Braunschweig, Göttingen, Wolfsburg and the state capital Hanover with Hannover Airport can be reached in a short time.

Goldbeck Südwest GmbH, a renowned general contractor, will take over the turnkey implementation of the project. The project is scheduled for completion in mid-2027. FOUR PARX is currently already in advanced talks with potential users for the site.

Deutsche Pfandbriefbank AG (pbb) is acting as the financing partner for the speculative project development.
