
Delta Development completes logistics centre in Cologne-Bonn – around 13,300 sqm for SEGRO in Bornheim-Sechtem

Delta Development announces the imminent completion of the new SEGRO logistics center in Bornheim-Sechtem. The logistics centre based on the cradle-to-cradle principle at the central business location of Cologne-Bonn is located on a former brownfield site and has a total usable area of around 13,300 sqm. The property, which was partly built from reusable materials, is energy-efficient in operation and has a positive CO₂ balance.
Delta Development, a project developer and investment manager with a focus on sustainable logistics properties, announces the upcoming completion of a modern logistics property in Bornheim-Sechtem, North Rhine-Westphalia. The property was built speculatively and revitalises a former brownfield site at a strategic location. Located in the middle of the Rhine region, the property with approx. 12,000 sqm of hall space will be available from March 2026. The areas can be flexibly divided. The WGK film (water hazard class) makes the property suitable for pharmaceutical and chemical companies. E-commerce customers benefit from the central location. At the same time, Delta is already building another project in the Bornheim-Sechtem industrial park.
The logistics center built by Delta Development is developed according to the cradle-to-cradle principle, which is based on circular economy and environmentally conscious construction. Accordingly, reusable materials are installed that also save CO₂ emissions in the long term. The building materials used include wood trusses and CO₂-reduced concrete, which reduce embedded carbon. The operation of the commercial space is also energy-efficient. The positive CO₂ balance of the property is based on the use of heat pumps, LED lighting and an extensive photovoltaic system. The project aims to achieve DGNB Platinum certification. In this way, the logistics centre contributes to greater sustainability in the region overall. Furthermore, the working environment in the property is characterized by plenty of natural light. In the outdoor areas, insect hotels and beehives promote biodiversity.
The SEGRO logistics centre in Bornheim-Sechtem is ideally located for various types of use due to its location in the Cologne-Bonn metropolitan region. In addition to its strategic location, the logistics centre has a very good infrastructure with connections to the regional and national transport network. With the A555 motorway only 5 minutes away and the A61 and A4 motorways nearby, Cologne, Bonn and the Rhine-Main area, as well as the Benelux countries, can be reached. Cologne-Bonn Airport is around 28 km away. The connection to public transport and the regional rail network is via the Bornheim-Sechtem train station, which is within walking distance.
