CTP, Europe's largest listed owner, developer and portfolio holder of logistics and industrial properties, began demolition and dismantling work for the development of CTPark Mülheim in Mülheim an der Ruhr, North Rhine-Westphalia, at the start of the year. The modern industrial and commercial park is being built on a 340,000 m² brownfield site that was previously used as a rolling mill by Vallourec, one of the world's leading manufacturers of tube systems. By 2030, the site will be transformed into an innovative business park with over 160,000 m² of rental space for research and development, laboratories and co-working. Industrial and logistics space for companies from high-growth, technology-orientated sectors such as life sciences and IT manufacturing will also be created under the leadership of Regional Construction Director for Region North Lars Satthoff. In realising the park, the developer is placing particular emphasis on sustainability and is aiming for gold certification from the German Sustainable Building Council (DGNB).
The site is located in the heart of the Rhine-Ruhr metropolitan region, one of Europe's largest conurbations, and has excellent connections to the A2, A3, A42, A52 and A59 motorways, ensuring short distances to the economic centres of Düsseldorf, Duisburg, Dortmund and Essen. Future tenants will also benefit from the proximity to Belgium and the Netherlands, making the ports of Amsterdam, Antwerp and Rotterdam easily accessible.
"The construction of the industrial and business park is a good signal for Mülheim. Many companies already appreciate our strategic location and advantages and the demand for space is high. The CTPark will offer space for innovation and development in the future. This will help to further strengthen the future viability of Mülheim an der Ruhr as a business location. A special project is being created here - we are looking forward to further cooperation," commented Marc Buchholz, Lord Mayor of Mülheim an der Ruhr.
"Revitalising brownfield sites like the one in Mülheim is part of our strategy to develop modern areas in a sustainable and resource-saving way. We believe that Mülheim an der Ruhr, with its excellent location in the middle of the Ruhr conurbation and its well-developed transport infrastructure, offers the best conditions for the successful realisation of our CTPark. We benefit from the very close cooperation and trusting dialogue with the city," says Timo Hielscher, Managing Director M&A at CTP Germany.
CTP is currently developing another brownfield project in Düsseldorf, North Rhine-Westphalia - also on a former Vallourec site. This is the largest project on the German market to date and the company's largest revitalisation project in Europe. A modern multi-user park for a broad target group from industry and production, light industry, research and development as well as the high-tech segment is being built near Düsseldorf city centre with a planned total investment of over 700 million euros.
