CTPark Mülheim: CTP secures Siemens Energy as a further tenant for a €250 million project

CTP, Europe's largest listed owner, developer and portfolio holder of logistics and industrial real estate, welcomes Siemens Energy Global GmbH & Co. KG as a tenant in its CTPark Mülheim, which is currently under construction. Siemens Energy is leasing around 20,000 sqm of gross floor space in the high-tech business park, of which approx. 17,400 sqm of warehouse space and 2,450 sqm of office/technology/social space, as well as 2,500 sqm of outdoor space. In addition, the group uses 60 car and 5 truck parking spaces. CTP is planning an investment of around 25 million euros for the space, and the estimated investment sum for the park as a whole is 250 million euros.

 

Siemens Energy will use the site to store, maintain and prepare standard and special tools for the service and construction of power plants for worldwide use. For sustainable operation, CTP is equipping the areas with electric connection points at the car and truck parking spaces as well as a photovoltaic system. The developer is aiming for DGNB Gold certification with the halls – as well as with the entire park.

 

"A new service center will be built on the site on Schützenstraße in the future. Here we now have the opportunity to bundle and expand our activities for the globally active field service and thus complement our existing Mülheim locations in Rheinstraße and Mellinghofer Straße," says Stefan Pieper, head of Siemens Energy's Mülheim site.

 

Roman Erke, Head of Real Estate for the West of Germany at Siemens Energy, welcomes the expansion of the real estate portfolio and the resulting synergy effects for the company. He particularly emphasizes the sustainable construction of the project and the LEED Gold certification it is aiming for. This measure represents a significant step on the way to Siemens Energy's goal of CO₂ neutrality by 2030.

 

CTP is realizing the CTPark Mülheim as a brownfield project on the sites of a former industrial site of the production company Vallourec, from which the developer acquired the 335,000 sqm site at the end of 2023. The park will create a total of 160,000 square meters of high-tech usable space for research and development, laboratories, co-working as well as industry and logistics. The target group is particularly companies from high-growth technology-oriented sectors such as life sciences and IT manufacturing. In addition to Siemens Energy, the developer has already welcomed Westenergie AG, the largest subsidiary of E.ON SE, as a future user of around 12,000 square meters of rental space in the park.

 

The property is located in the heart of the Rhine-Ruhr metropolitan region, one of the largest conurbations in Europe. It has excellent connections to the A2, A3, A42, A52 and A59 motorways, which means that the economic centres of Düsseldorf, Duisburg, Dortmund and Essen can be reached quickly. Tenants also benefit from the proximity to Belgium and the Netherlands as well as their ports of Antwerp, Amsterdam and Rotterdam.

The groundbreaking ceremony for the areas for Siemens Energy will take place in the summer of 2026. Its completion is scheduled for the second quarter of 2027.
